Residential building 160 * €2750 = €440,000 Utility basement €100,000 Additional construction costs €50,000 Land €100,000 Acquisition additional costs €10,000 Double garage €35,000 Garden with terrace, paving, fence, trimmed hedge (the essentials) €30,000 Kitchen €15,000 Furniture €10,000

That comes to €790k, of course only roughly and with some assumptions/flat rates.

At 26, people usually don’t pay for something like that, especially not with that wish list.

What makes you conclude that building according to the Energy Saving Ordinance will no longer be allowed during the course of this year? Has anything been decided already?
But hopefully we can assume that the change(s) do not apply to buildings for which a building permit has already been issued, or what do you think?

: Is there a specific reason why you want to build right now?

With a third child, you need more space, 130 sqm instead of 113, but not 160. Anyone who wants to be among the efficiency house avant-garde shouldn't be surprised about organic store prices. Exactly, K3 lives "outdoor," as Mrs. Jahnke says ;-) Or minus five thousand (compared to three-sided man-high L-stones). A basement, which is strongly recommended by the terrain, also offers space that you don't need twice above ground. So a basement is mostly cost-neutral, except for bungalows. . Build a career, operate with interim houses. How many children are actually already "realized"?

Let’s say it is not the rule to build at that scale at that age. But in expensive regions, it is not uncommon either if the income is right.

I think you’ll be off the hook there. But basically the idea is not far-fetched: not just because the KfW55 funding is expiring, but there was also a change of government, and new brooms sometimes like to sweep well and fast. Sometimes things get accelerated that would otherwise have taken longer. If building becomes impossible for people because of that, better quickly than right before the next federal election, if you know what I mean...

Well, of course I don't know anything, but the signs are there:
When the building in which my condominium is located was completed in 2016, KfW 70 was still subsidized, meanwhile (to my knowledge since 2017) KfW 70 as an energy saving ordinance is the minimum standard.
KfW 55 funding has already been restricted.
We have a government with Green participation.
I would bet that soon, possibly this year, KfW 55 will become the new minimum standard. But I don't have any insider information or anything like that.

A basement is cost-neutral on certain plots, yes, but with regard to total costs, it is simply a cost driver.
I know nothing about the plot having a slope that would recommend a basement—or rather a lower ground floor—so I would now assume that the desire for a basement is mainly driven by the builders.
