No idea where that is but 320m2 for 100k would be a dream in userer area. It would easily go for around 400k here if there was something like that.

That is a good 20km away from Lake Constance in the district of Sigmaringen. Very rural area, you can walk through the main town of the municipality in 5-10 minutes, there is nothing for shopping even in the main town and some development areas in this forum are probably larger than the village where we are building. I don’t want to reveal much more to all the curious people in the forum now, otherwise it will be too easy for them ;)

300€/sqm is therefore massively overpriced for the location, especially because the municipality sold it to this real estate company for a third.

Building plots are still available here as well. However, for local conditions, the prices are completely exaggerated. A plot in the neighboring town was sold for 77,000 (1300 sqm) one and a half years ago. Now they have mowed there and are offering it for 259,000 €. I could give several examples like this. Actually, the municipality wanted to designate new building plots in the fall, but that has not happened yet. Something is also supposed to be developed three kilometers further ... originally this year. We'll see what comes of it.

Congratulations to everyone who has owned a house for 20 years, financed it however. They have basically lived rent-free for 20 years. It's actually crazy what ordinary people have been able to build up in wealth.

The problem is simply that this wealth is tied up and emotions are attached to it. Accordingly, most people take it to the grave and it mainly benefits the heirs ;)

(with an increasingly "older" house)

it only becomes an asset upon sale!

too bad if the "bubble" bursts before the sale ...
