I was lucky with my current (rental) apartment at a larger housing company to have just browsed the ads at the right (quarter?) hour: I was the only one who wrote within the short time window or printed out the ad and called the next day The employee responsible for allocating the apartment then said that the apartment would only be available a month later and would be 10 or 15 euros/month more expensive because it had just been decided to renew the floors in a few rooms before re-renting ... (and he therefore had to take the ad down again) Since that didn't bother me, we then made a viewing appointment --> I got the apartment --> the employee did his job with minimal effort

It was similar with our current house when we bought it 8 years ago: Thursday 5 p.m. checked it out, saw the house, called. The real estate agent was surprised because it had only been online since 4:58 p.m., viewing Friday 4 p.m. Reserved directly at the viewing for a 500€ fee. We gave the purchase confirmation on Saturday at 8 a.m... Sometimes you have to be lucky and decisive...

I had put my ad online at 12:30 am. At 10:30 am the first call came from a young lady who then bought it. She came by right away, there were a few other interested parties as well, but it was clear that the first caller was going to take it.

Yes, by now you really have to be lightning fast and must not hesitate. It’s brutal what sometimes goes on: We had read an ad at 9:15 a.m. on the well-known classifieds portal, which had been online since 9:05 a.m. Called directly, the real estate office said on the phone that already four people had called, a viewing as requested the next day would not happen, because this house in this sought-after location would probably be gone today, so a viewing was immediately arranged for 10:30 a.m., we both had to break away spontaneously from work and get in the car (woe betide anyone who can’t do that). The ad was taken down again around 10 a.m. The agent said on site the phone hadn’t stopped ringing. Viewed and at 12:30 p.m. sent an email with an offer as requested. Got a call 10 minutes later that the house was already reserved, a former schoolmate of the seller was among the interested parties and now one had to wait ... never heard anything again. That was the moment when we were fed up with the shark tank of the used property market and decided to buy a plot of land and calmly plan a new build.

You're lucky that there are enough plots of land. In some regions, it’s sometimes the same because there are no new development areas.
