Defensive offer, or have house prices become so expensive?

Quite possible.

The property on one side was built on not too long ago. I'm thinking about writing a nice note to give to my family, asking them to drop it off there / hand it over if they meet someone, with a message and our phone number. No one can tell us better how the area is being developed than the neighbors on the slope next door. That way you might also get to know each other directly.
I'm not as antisocial as I sometimes seem. :D

600km and we have to work. The trips down there with a 2-year-old child always have to be planned somewhat in advance.

So before you buy, I would definitely go down there. I mean, you want to live there and are spending a lot of money. I would never rely solely on my family for that. They might perceive small things differently or prioritize differently. Take a vacation, go there together!

You have family there after all. Go there on Saturday, visit, come back on Sunday.

600 km is not a distance, or do you not like driving? If I generalize from myself to others, that is actually a route I regularly drive on Fridays after work to do something with a friend in Munich. If you are not the BAB-type, then that’s of course something else, but diapers, snacks, etc. also fit in your A1 or you can rent a big car. Sixt and co are currently somewhat underutilized anyway.

But in your situation and with the planning intensity here in the forum, I would have thought you are really eager. And then no one has seen anything there yet? Go there!

Where are the garage/carport and garden shed? With the outdoor facilities in the buffer?
On a slope, the outdoor facilities become more expensive than on flat ground. If you don't reach street level with a normal basement, you will certainly have to terrace the garden, and that will be costly. I would definitely plan that separately. It's absolutely unclear how much buffer you have.

Otherwise, I have to agree with OWLer and Ysop. If you are seriously thinking about buying the property, you have to go anyway. So make it a family visit. 600km can be managed on a Friday evening if necessary, and the child sleeps during the drive. If that's too stressful, add another 1-2 days.
