The density of Porsches among specialists has always been higher than among general practitioners. Construction companies with specialized expertise in basement construction now charge more confidently than before, and there is also a demand-driven price increase. However, I personally see more sector-specific inflation in garages than in basements.

I wonder if it is also because more technical effort is being made than 20 years ago. The classic dialogue in my environment is that the parents of friends always say that a basement costs almost nothing and you should build with a basement – and the children just roll their eyes at the quotes. Many parents also have problems with damp basements or subsequent waterproofing measures. And yes, 140 sqm of usable basement space is brutally large. But it also has to accommodate a pellet storage. The basement is now larger than the ground floor. We joke about the James Bond villain HQ.

... which was actually true for my parents' generation: it was only about stones and mortar, they did the masonry themselves, and surface-mounted electrical work in the basement was good enough at the time – back then, of course, not yet smart. So a full basement including the garage and king size terrace?

Maybe with the garage, such a huge second house (we are talking about interior dimensions of at least 7x7, rather 8x8m) is not necessary and is really expensive in this version. I already regret the basement a bit because the plot has a bit more slope than expected and the intended single-family house is also above ground level. More details can be found on my blog (Google: "666m -die Einfamilienhaus des Teufels"). We are now going half a meter deeper than planned and then it is okay and economical. But in this case, the basement could also have been well used, a small granny flat for the study in the basement, which would also have daylight on the west side without a light well. And the utility room in the basement would also give me 1-2m more space in the northeast corner, so now the garden shed has to be squeezed in a bit.
