For new buildings, if they have always been owner-occupied, there is no speculation period at all, right?

(a bit off-topic but I thought I could partially hijack the thread, after all, I created it once)

Does not matter whether new build or not. 3 years for own use.

To be precise, lived in by oneself for three consecutive calendar years* Anyone intending to do so can sell after 1 year and 2 months Dec. 2020-Jan 2022 as an example. Information without guarantee, last advice from my lawyer and notary.
However, in case of doubt, I would rather not want to conflict with the local tax office. I am currently getting along quite well with them.

Are you sure about that?
I can call the notary again, but as far as I know / have researched, the 3-year period only applies if the property was rented out at any point.
If the property was always owner-occupied from purchase/construction until sale, no speculation tax applies.
Correct me if anyone knows otherwise.

Nope. It was about the price increase over the last 10 years. The whole time. I never said otherwise.

Of course you can complain if you think there is unequal treatment. The fact that there were much bigger injustices at some point is no reason for inaction.


Well, now you’re exaggerating, aren’t you? I said we don’t have the money and would have to take out a loan or sell. And that when selling you lose your home (or we agreed on parents’ house now, since the term home is too emotionally charged) and that it must be legitimate not to want that.


To my knowledge, I liked the ideas I liked. There are also things I don’t want, simply because I find them incompatible with our lifestyle. But I don’t want to elaborate here. That was never the point.
For the hundredth time: I just wanted to point out the no longer adequate tax allowances in case the legislator wants to treat today’s heirs the same as those from 10 years ago in terms of equal treatment.


At this point, I’m out.
