Defensive offer, or have house prices become so expensive?

oh may I also add a slow seller? (Sorry, , but it fits so nicely right now) Since we have been actively dealing with the real estate market here, this property has been around, so for 1-2 years. The thing is in great shape and the owner has already lowered their expectations by 200 - 300k. At least the second realtor has already been worn out and the property is still not sold. To my dismay, the offering of pictures was greatly reduced, so the whole splendor is no longer visible. But I can report that the garage has at least one TV and is really VERY spacious. There were x pictures of the garage. I have never seen the outdoor facilities or the house from the outside – after all, a corner terraced house – ;) One simply sets priorities. That means (to bring it full circle) yes, you can burn a property and patience does not always lead to success.

At this point, I do not agree 100%, although this viewpoint is shared by many highly respected forum colleagues. "Burning" means to me that the house achieves significantly less sales revenue through prolonged online presence than it would have if it had been offered from the start at a lower price or off-market. But this example here: shows that prolonged offering can also lead to success. I have also experienced similar cases (reported in my thread about overpriced listings), partly with gradual price reductions over months. Now the interesting question is whether such an object would have achieved more revenue if it had originally been offered cheaper. The economic theory behind this is the so-called "Dutch auction." In short: an economic good is initially offered overpriced and then continuously reduced until a buyer is found. And honestly (from my perspective as a potential buyer): If I want to buy a house and I attribute a value of €500k to the house, then I do not care whether it was previously offered for €1 million for months or whether it just appeared fresh on the market.

dude, the garage is absolutely amazing. He has a lift integrated into the floor, a large oil drum, and half a wine collection on the wall! It just doesn't get any cooler. I WANT THIS PLACE!

Not to forget, but also important: direct access from the garage into the house. If it weren’t for the uh, somewhat floral wallpaper in between, I would have called the place a bachelor pad :cool:

oh really? So if you ever get tired of your new house, just move into this garage :-) I’m sure it will be waiting for you. (sorry again to )

I have been to Weinsberg and also around the area quite often, always in the tavern and also privately. However, I lived on the Neckar, shortly after the important Swabian/Baden border...... so on the right side :p
