It of course strongly depends on the area. However, I would say this is not cheap but still the normal price. Here with us, you can hardly get houses with a basic standard anymore for less than 500 TSD.

Sounds normal to me. I think your surprise also comes from the fact that you built quite cheaply back then. It was a cheap area in Germany, and now you’re moving to a more expensive one, right? And the prices have also risen a bit more than the usual 5% over the last 2 years.

I am losing track a bit with all the parallel threads about your moving project. But that’s what I already wrote to you in the property valuation thread: take the land costs of your current house + 3K * sqm + incidental building costs + etc., and you roughly have the current value. And yes, you can then look forward to a significant increase in value. You do need that, though, because the new construction costs have risen proportionally. And in the Move over 600km thread, you briefly mentioned the hillside property... will it be that now? If yes, you can also find elevation profiles with GIS/cadastre tools. Of course, not 100% accurate, but sufficient for an assessment. A hillside location is not exactly the classical cost-saving method; that should be clear to you beforehand.

What do you think your current place is worth... Among acquaintances, it is already said that young used properties are worth more than new builds, because there is no more land. Take it or leave it (or continue living in 3-4 rooms as a tenant).

That means: The additional costs that scare you now you will be able to recover at least 1:1 when selling the current property. Bidding process is your friend.
