Defensive offer, or have house prices become so expensive?

Hello,

You are basically right, you should definitely take a look at the property, it is more than just urgently recommended... but, let me guess, you either don't have children yet or your children are already older?

600 km with a small child in the car is really not something you voluntarily put yourself through if you can somehow avoid it. A root canal without anesthesia is probably much more pleasant...
Therefore, I can understand Kati already not sitting in the car yet.

Best regards,

Andreas

Some things somehow confuse me.

You also want to move away from your old house because the neighborhood is too noisy. Now there is a property that you haven't seen yourself yet but are already thinking about buying. There are also direct neighbors, which according to your earlier posts is not what you want.

It must be in your interest to explore the "future" surroundings. 600 km is far, but not impossible for a weekend. If in doubt, only one person goes there. If you decide on the project, you will drive the route more often.

But then you just take the train and borrow the family car on site or, if necessary, rent a car. That definitely wouldn't be an obstacle to seeing a building plot.

And basically, that's not true. My parents always took us to Spain and later to Denmark, each trip well over 1000 km. With 3 children, one was always pretty small, but that was no obstacle. Driving at night is the magic word, because the children usually sleep then.

So before this escalates: Of course we will take a look at it in person, sometimes ring the possible neighbors’ doorbells, and measure it there before we buy it. On the other hand, we first have the family who lives 20km away go there, take photos and videos for us, and give a first assessment before we drive 1200km with a small child in 2 days. Hope that makes sense. :D

Oh, very good hint.
I simply forgot the carport. With this house, it was already included in our first house offer, the carport. With the new one, I haven’t even talked about it yet. I would prefer a garage, but I think that would exceed my budget expectations. But it has to go on the list, thank you.
I don’t place much value on a garden house. At first, we would only do the necessary outdoor work; that has to wait. Or we would have to take out more money, we’ll see. But we can talk to the construction company to see how they assess the plot once we know more.

The driving is already very stressful over a weekend because I have to cover the kilometers completely alone. My husband can’t drive a manual transmission. And driving 1200 km in 2 days is extremely exhausting for the brain, I’ve done it before. Such a weekend is more tiring than a week of work, and then you have to work 5 days before and after, so I would prefer to avoid it and rather go down when it gets more concrete and maybe rent a holiday apartment for a week, work from there (remote), and then you have more time to take a look. Maybe I can even arrange a building plot survey during the week, and if you think about taking it, you could also make a notary appointment at the end of the week.

The essentials can be relatively much with a slope. Your description sounds like a 3m gradient in the building window or more. Simply grading off is rather not an option if you still want to have something from the garden. Depending on the shape of the property, you also have to check if you can even get heavy equipment past the house, otherwise you have to do that beforehand.

Where are you going to store bicycles, lawn mowers, etc. if the garden house is not a priority?

And a notary appointment in a week is very optimistic. I alone waited 3 weeks for the 15-minute appointment for the land charge. The real estate market is booming and the notaries have a lot to do.
