A broker has to know for himself what he wants and simply must decide: go into the weekend Friday noon or also take on the private customer business. No one needs to be ashamed to let them earn their money - they do it deliberately commercially. Business is not a girls' boarding school. Pecunia non olet (money does not stink).

Call and ask: "What can we do now to finalize the purchase agreement?" There is a reason why the commitment is not yet final. That needs to be cleared away. If that means the house will be a bit more expensive, so be it, but you have it. If the conditions no longer fit, cancel. No beating around the bush or stupid tactics with side talk.

If the seller is a community of heirs, a rather typical procedure is: 1. Have a broker estimate how much the property can be sold for 2. Consult all co-heirs, the result is the price in the advertisement 3. Someone then offers more than expected, another goes a bit higher 4. The community of heirs starts again to dream away from the previously found price and the whole "We-cannot-agree-on-anything" saga begins anew. The broker will rarely say this so openly. Usually, the whole thing then fizzles out and only moves again when one of the co-heirs dies and subsequent heirs bring up the topic again or pressure is applied for reconsideration, even if it's just an increase in the street cleaning fee.

Of course he will, if he is a professional. When the commission is straightforward and fully funded, there is also a solution. Ultimately, it’s not just the amount of the commission that counts, but also the effort with which it is earned.
Problems that can be solved with money are easiest solved with money. Problems that cannot be solved with money should never be attempted to be solved with money. It’s actually simple.
