I wish you all a lot of strength, I hope that you find a way with the bank no matter what.

And please keep reporting, as a warning so that other builders become more cautious again. Still, I don't understand how you ended up with such an enormous overpayment.

Quite simple: we have paid according to the payment schedule as per the construction contract. I had tried before signing the contract to redistribute the percentages a bit later, but there was no room for negotiation.

I see two options:

Self-management. When you have finished with the contract, coordinate everything yourself. Contact local companies.

Final line. You have calculated tightly. You pull the emergency brake and sell the property. Maybe the bank will negotiate and waive further claims. Then you will have high debts, but you may not go bankrupt and can close the matter.

Well, in marketing babble, in some products "preiswert" sells better than "billig". You use "billig" for goods you process quickly (food), "preiswert" for durable goods.

4 years? Budget was the main criterion? Sorry, sounds harsh, but you are the typical example of building based on budget. If something goes wrong, there is no room for maneuver. I would not hope that you will achieve anything in court but finish what you can! Talk to the bank and possibly take a side job for additional financing. Legal dispute can last forever!!
