Hello,

To my knowledge, the program runs until 31.12.2021 and the conditions should remain the same + the more efficient, the more funding there should be, or am I misunderstanding that?

However, since the individual funding with BAFA is actually being discontinued and everything runs through KFW, something is changing. In my opinion, though, it’s almost the same up to an amount of approximately €35,000 ->

Example: KFW40+

BAFA:
Until now in new buildings: 35% on deep drilling/heat pump/controlled residential ventilation
example:
Deep drilling €14k, heat pump €10k, controlled residential ventilation €12k = €36k -> BAFA saving €12.6k (35%) -> effort of €36,000 reduced to €23,400,
€12,600 saving.

Under old KFW:
€120,000 / 25% = €30,000 repayment grant

and here it gets tricky, the increase from €120k to €150k applies ONLY for KFW 40+..
Under new KFW:

KFW 153 is increased to €150,000 and if renewable energies are used, you get another 2.5 percentage points, i.e.
for a KFW 40+ house the repayment rises from 25% to 27.5%.

€150,000 / 25% + 2.5% = €41,250 repayment grant -> €11,250 more repayment compared to the "old" KFW funding.

Deep drilling €14k, heat pump €10k, controlled residential ventilation €12k (€150k/100*27.5) -> KFW saving of €11,250 (27.5%) -> so we are almost exactly where we are now with the BAFA funding (€12,600 vs €11,250), if I misunderstood/calculated anything wrong please correct me.

What is clear, however, is that I calculated with €36k here (that’s how much it will cost me), but if you calculate it with the max. amount of BAFA of €50k, then it’s quite something (BAFA €17,500) and thus a €5,000 difference....

The big question I am asking myself now is the following...
Until now you were not allowed to "pay" the heat pump thing with KFW 153 because that would be double funding with BAFA, ergo the heating had to be paid with the loan from the house bank and everything was fine, the grant came later into the account...

How will that be now with the change?
If BAFA 2020 is still applied for, then no KFW 153 according to new conditions possible (only under old ones or even not at all?), because double funding or can you even benefit twice here?

Does anyone have input on this?

There are too many numbers for me with you ;-) However, you can 100% rule out double funding. That never worked, doesn’t work now, and will never work in the future.

That is precisely the question.... I just wonder where the funding volume stays the same. At the moment, I see the current bafa funding, with an investment amount of €50,000, better supported with €5,000? According to that, it would make more sense to apply for the current funding if nothing more comes...

But does that mean, for example, that the funding for KFW55 gets worse? 2.5% on 120k is just 3k in funding. When you compare that to the Bafa funding...(for heat pump + controlled residential ventilation)

Also, the question already asked here about what happens if you apply for Bafa this year. Will KFW153 still be possible next year (presumably without the 2.5%)? How far in advance before the start of construction is that actually possible? The plan is to start around May/June according to the main contractor's statement. // According to a brief research, there is a 6-month deadline until implementation, so it won’t work.

Exactly according to the link, everything gets significantly worse if KFW 40+ is not built....

that's why my question, I could still submit the application this month (the requirement here is roughly only the offers for the funding volume, because according to BAFA the construction measure must be carried out within 12 months and can also be extended by another 12.
So already an important decision, as I find.... only I lack information to go into detail...

I have read the FAQ twice, but I still can't make sense of it. The big new thing seems to be the new KFW40+ grant. However, it can only be applied for starting in July. The heat pump subsidy will no longer be available from January. How will the gap in the first 6 months be closed? Hmm, maybe from January there's only the pure grant variant, so the loan comes solely from the bank, and from July also the loan variant with grant...
