How is the partner of the 2nd semi-detached house building? On a slab or with a basement?

So far, no one. I suspect that a terraced house with a basement will be built there, since the plot is only 5.50m wide. But it could also well be that at some point the neighboring plot will be bought and a semi-detached house will be built after all. Probably then with a basement. That means I would have to take this into account during construction, so that there is no stress regarding the underpinning costs for our house. Or is that then not our problem?

Hello,

Usually one tries to keep the entire semi-detached house in one hand; at least to build it simultaneously. So if construction on your semi-detached house starts "before" a second partner is there, it is not your problem whether they later build with or without a basement. If they build with a basement, they must ensure that your semi-detached house does not sink; to support your semi-detached house.

I would also prefer if the other semi-detached house half is built at the same time. But the landowner simply does not want to sell. I am curious how the open side will need to be insulated. Future soundproofing is also an issue.

Hello,


Your half will - sensibly - have to be narrower so that the party wall can be built accordingly; you can hardly build over it. Basically, it will have to be a true exterior wall if it is uncertain when or if an extension will ever be built.

The living spaces upstairs become smaller if you maintain the 4m eave height and keep the floor plan. I read somewhere that the basement should protrude about 80cm from the ground.

Does anyone know if it is possible to build so close to a boundary-built building with a semi-detached house that the corners "touch"? Or do the buildings have to overlap in a certain area when they get this close?
