I have to say, we are torn about whether we want to pursue the funding project. Interest rates are really attractive, we had also aimed for photovoltaics, but the conditions are difficult :rolleyes:

The interest advantage has shrunk, but it is still there. However, in the end I still have additional costs of about 20,000 EUR that I have to bear.

And I also find the total costs for the construction project interesting. If I now assume that I still have to invest 100,000 EUR of equity in the house (so 550,000 EUR total just for the building, which according to my latest talks with the prefab house manufacturers is quite realistic for 150 sqm) and have already secured a cheap plot of land for 100,000 EUR (we live in the countryside), then I end up with total costs of almost 900,000 EUR. And that means that I have already contributed 200,000 EUR equity and can afford a monthly installment of 2250 EUR plus special repayments (with a 30% rule that means a net household income of 7500 EUR). After the construction boom of recent years, this can only lead to a deep crisis in the industry, because those are sums where you already have to belong to the upper middle class.

That was actually very helpful to read, although rather unpleasant ;)
We have a sloping plot (almost 4 m difference) and we were told that the basement would be the cheapest option, and the granny flat would go in there. The alternative would be to build up and secure it with L-shaped stones, then it would only be the slab, but that is supposedly insanely expensive – and with the concrete, then probably no funding either, just like with the basement. Does anyone have any idea about sloping plots without a basement?

Then do the math: family with 2 children, then the limit is 70k. If we add your 20k, then we are at 90k annual gross income for the family. That is 7500 gross per month. From that net income, you can't pay a 2k+ monthly installment for a loan plus the increased additional costs for the place. Araknis is right, a big inheritance is needed.

Don't worry, I have that.

If you plan to build in 2023, then the Corona years 2020 and 2021 come into play for the calculation. In those years, quite a few people spent several weeks and months on short-time work, which significantly reduces income. Maybe for a young family, parental leave for both parents also comes into play, so it is quite possible that as of today you are well above the eligible income, but in those two years fall into the eligibility range.

Also, for those of us from NRW: Additionally, there is the NRW home ownership promotion, where since March the income limits have been significantly raised. Depending on the income group (A or B) and cost category (place of residence), extremely attractive loans including a repayment discount of 10% are possible.

So please don't immediately paint everything in a negative light.

Great, so more than a child conceived out of boredom during short-time work followed by parental leave is not really necessary to perhaps have had so little income in order to use the support. Ultimately, these families are probably not dependent on it, since the drop in income was absolutely temporary...

There is the approach of environmentally friendly pouring 800 tons of gravel under the slab and then fiddling with L-shaped stones. Certainly in the spirit of the inventor. If in doubt, build with a basement without a granny flat and without subsidies. You can get tips for suitable floor plans in the corresponding subforum; with 4 meters it becomes a nice hillside house. Although that might then be declared as "without a basement" again?
