House with or without a basement? - Experiences

So if the question arises basement or no basement, then the financial aspect plays the biggest role, as a basement costs about twice as much as a normal floor. Due to the thicker stones and the insulation from the outside, a lot adds up. Furthermore, the construction also takes longer.

We faced exactly the same question about half a year ago. But before you can answer it, you first need to be clear about which rooms you really need in your future home. I personally consider it a waste to use a basement later solely as a utility cellar. Nowadays, you no longer need a "potato cellar." Garden tools, etc., can also be stored well in a garden shed or a large garage, the washing machine in the utility room, and other items that you might need once a year in the attic. However, if the basement is also intended to create additional (needed) living space, then the construction is definitely sensible. The property also plays a big role. For a hillside location, a basement is recommended purely for planning reasons. On a flat lot (like we have), the costs for excavation work are enormously high, so you really should consider an alternative to the basement (see above). In the end, the money decides anyway. If you want a hobby room/music room, you have to be able to afford it. If it’s not worth the money to you or you can only afford it with difficulty, you just have to do without this additional "luxury," even if it’s hard...
--> By the way, I also know from personal experience that you quickly lose interest in so-called hobby rooms, party basements, etc., which you initially considered absolutely necessary, and you usually stop using them regularly after a few years anyway...

First of all, many thanks for your numerous helpful postings. Your arguments have contributed to my decision to choose the basement as well. And please don’t laugh, because you are absolutely right, parcus, the drums are indeed part of the selection of instruments I play. However, also flute and bassoon, which one might have rather expected from a woman. Okay, then there is one absolutely important point for me: I want an absolutely dry basement that never gets damp. If I store my bassoon down there, it must not warp just because it is slightly damp in the basement. Does anyone have the optimal solution or arguments for and against one or the other solution? A friend who is an architect is coming over this weekend to explain to us again exactly the pros and cons. However, I am already grateful for your ideas and experiences, so I can address them with him right away. In this respect, I look forward to your postings. Best regards Sandra

Hello Sandra,

Moisture is not an issue with proper planning and execution.

*laugh, sorry actually yes because I currently also have a client with drums.

It's really intense, I wouldn't have thought that.

Hello, I'm back. After being on vacation with the whole family for two weeks, I can finally post again. By the way, we also spent a day in my old hometown Berlin and went to a house construction fair there. We found an exhibitor who dealt exclusively with sealing and he explained to me how different seals work. It was like this, they offer a basement waterproofing system with a kind of tray that is laid as a membrane around the house. Does anyone here know about this? I really need to unpack my suitcase so I can write more info here.
