One should also be clear about knee wall heights of 180 to 200 cm ... The window opening should then be at a maximum height of 165 to 185 cm, with the glass up to a maximum height of 155 to 175 cm. However, if roller shutters are to be added, these top edges will be reduced by about 20 cm or more. So, looking out of the window while standing is then rather not possible.
Knee wall height max. 200 cm ... you cannot place a shower on the exterior wall either. Because a showerhead should have a bit of distance from your own head, and there should still be some space above the showerhead to the ceiling so that not every splash lands right on the ceiling.
Why not a second full storey?
Thanks for the hint regarding the shower. I think the difference between a second full storey and a knee wall of 2.00 m will not be that big anymore. We will bring that up. Thanks.
If the basement doesn't have to fulfill an important "function," like a hobby room, home office etc., I personally tend to leave it out and enlarge the house with the money saved... A pure utility basement basically only offers storage space.
I don't know if that's an option for you?!
Regards
The important function for us is definitely the storage space. Especially because there isn't much of it on the ground floor/upper floor. Furthermore, we do not want to have the building services and washing machine etc. necessarily in the living area.
Hello Dev, it always depends on the floor area ratio.
I just stumbled a bit shocked by where I currently am and what I'm allowed to do.
So a basement can definitely make sense.
The floor area ratio is 0.6. With a 497 sqm plot, that should not be a problem.
A staircase with a landing is really something great! On the one hand for comfort, on the other hand the look when you can look up at it directly from the front and this is also taken into account in the design.
However, I don't see it here. It would be better if the treads and openings can be seen in one room.
Other types of stairs are also comfortable if they have a comfortable rise ratio and are nice and wide.
Here you planned the house around your staircase, so that the positive aspects of the staircase no longer exist.
I like to warn against being too fixated on one element so that everything else becomes a compromise, even the orientation of the staircase here.
Your architect is employed and will paint everything for you just the way you lay it out as laymen – what a dilemma, but I admit, I can understand it.
Instead of the nose in the dining area, one could have enlarged the living room.
And if you like cooking with friends, this kitchen is not particularly communicative, since everyone stands with their backs to each other. Below there is a lot of free space, above it is tight.
Which plot you have, I think I missed that?
Yes, that is exactly what we liked about the staircase with landing. Unfortunately, as it is drawn now, it has somewhat lost that charm, that's true. It is also nice when there are large windows along the staircase course where light can get into the stairwell and hallway.
We will definitely ask the planner again for solution proposals, as the staircase is somehow not working like this.
Regarding the bay window, can you roughly say how much a bay window costs extra?
