Hello Dev, it always depends on the floor area ratio. I just stumbled upon where I am currently and what I am allowed to do with a bit of surprise. So a basement can definitely make sense.

A podium staircase is really something great! On one hand the comfort, on the other hand the appearance when you can look at it directly from the front and this is also taken into account in the design. However, I do not see it here. It would be more successful if the treads and openings could be seen in one room. Other shapes of stairs are also comfortable if they have a comfortable rise ratio and are nice and wide. Here you have planned the house around your staircase, so that the positive aspects of the staircase are no longer present. I like to warn against becoming too fixated on one element so that everything else becomes a compromise, yes, even here the orientation of the staircase. Your architect is employed and will paint everything for you exactly as you laymen instruct him – what a dilemma, but I admit, I can understand it. Instead of the nose in the dining area, the living room could have been enlarged. And if you like cooking with friends, this kitchen is not very communicative, since everyone is standing with their backs to each other. There is a lot of free space below, above it is cramped. Which plot of land you have, I seem to have missed?

Thanks for the hint regarding the shower. I think the difference between a second full storey and a knee wall of 2.00 m will not be that big anymore. We will bring that up. Thanks.



The important function for us is definitely the storage space. Especially because there isn't much of it on the ground floor/upper floor. Furthermore, we do not want to have the building services and washing machine etc. necessarily in the living area.



The floor area ratio is 0.6. With a 497 sqm plot, that should not be a problem.



Yes, that is exactly what we liked about the staircase with landing. Unfortunately, as it is drawn now, it has somewhat lost that charm, that's true. It is also nice when there are large windows along the staircase course where light can get into the stairwell and hallway.
We will definitely ask the planner again for solution proposals, as the staircase is somehow not working like this.

Regarding the bay window, can you roughly say how much a bay window costs extra?

What do you have to put down there? A basement is basically useful, but not if it comes at the expense of living space. Making the house 1.5 meters longer immediately adds 30m³ of living space. You can fit quite a lot in there. Plus, you save yourself a staircase. Modern building technology hardly makes any noise and certainly no dirt, and it doesn't need much space either. I have a basement, but I try to convince my wife that the washing machine belongs upstairs (where there is room for it). This would save a lot of stair climbing and has only advantages. You usually don’t run it at night anyway. But then you get arguments like "it makes noise," "it looks stupid," "if it leaks, the whole house will be flooded," "it makes dirt," etc., until finally the statement comes: "The washing machine belongs in the basement!" But then they want a laundry chute so you don’t always have to carry the baskets down to the basement. Long story short: things used to be different, but today you have completely different possibilities and sometimes you just have to free yourself from old structures to come to much better solutions.
