200m2 single-family house for 4-5 people without a basement on a narrow plot

Huh? What kind of statement is that? Do you know what the OP means here?

If it were mine, the question would be decisive for the entire planning for me. That’s why I would clarify it 100%.
Your plot is narrow + small and the development is tight. You can’t afford to give up a few meters.

Quotes from the development plan:
"Building boundary [blue line]
Regardless of the provisions of the development plan, the regulations of Art. 6 paras. 4 and 5 of the BayBO apply regarding the setback areas"
and
"The required storage space in front of closed garages is at least 5.0 m to the public access road for cars."

The carport (open garage) directly on the street is therefore apparently not explicitly regulated, at least that’s what I was told. And the building authority says no to that, but I haven't made an official request yet, only verbal.

How do you assess this, can the building authority prohibit it? Or is it possibly already clear according to the development plan?

Better not, because that is difficult to clean.

Our neighboring developments with the same orientation as yours all have their double carports in the southeast corner of their 20 x 30 sqm plots, 3 meters from the street, entrance door in the east, and garden in the south.
In summer, they also sometimes sit in the northwest corner on their second terrace in the evening sun. I’ll just leave that uncommented.

As far as I know, it is usual that the 5m distance does not apply to carports, but only the 3m. But maybe knows more precisely when he happens to drop by here.

That would have been exactly my plan, if it gets either too hot or too shady in the south depending on the temperature, you retreat to the enclosed north terrace. Are your neighbors satisfied with it?

3 m distance in front of the carport would be a huge relief on the plot compared to 5 m...

And good point, I better avoid fixed glazing upstairs without the possibility to clean it. Then it will have to be something you can at least open in the upper half..
