The architect probably did not correct the calculation, it was 39 sqm in the version with utility room. In the version with a basement (or garage), it would then be about 50 sqm.

Yes, we are aware of that. Lighting is really a big challenge.

A garage with 3m width is already not exactly spacious, but 2.8m is a statement. Inside you will have no more than 2.6m. I would advise you to test this. The distance between the house and the garage seems a bit odd to me, because with such a small gap you won’t get much light into the house, as a passage it is almost too narrow and this width is missing from the garage.

How did you imagine the driveway to the house? I can still imagine going forward through the 2.75m "tube", but how do you get back off the property? Reversing out I find interesting. Turning in front of the house?

I FIND THE DISTANCE BETWEEN HOUSE AND GARAGE A BIT STRANGE, BECAUSE WITH THE SMALL DISTANCE YOU WON'T GET MUCH LIGHT INTO THE HOUSE, AS A PASSAGE IT IS ALMOST TOO NARROW AND THIS WIDTH IS MISSING IN THE GARAGE.

I probably didn’t explain that well enough: the one in the plan is a carport originally planned by the architect, but we do not want to realize it like that for exactly the reasons you mentioned. Instead, we want to build a garage across the entire width as drawn in the plan sketch (at the very top in the 1st post).

Regarding the driveway: yes, that is a problem we have already thought about. Maybe we are lucky, because for the front house a parking space also has to be realized, and it is most likely planned directly at our boundary. So we could possibly use that space for turning if two cars would fit on the 12 m width:

Did I overlook it? Why the gigantic garage now, if it totally restricts you with just one car movement that only allows driving straight ahead? How is the property boundary designed in the NW? Soft or hard boundary? The house wall also takes away any steering maneuver for you, even if it is 3.50 meters wide (ok, that’s doable!... But still… :..) If the front property gets its parking space where you marked it, then you could create a shared driveway WITHOUT a green strip, so you would both always have space to turn around. Maybe even a carport/carport extension with a storage room behind for bicycles and garbage bins?! Then the currently planned garage will take away the last natural light on the ground floor on this side for you, right? Has it actually been discussed whether you are allowed to build further out towards the garden? For example, only a narrow conservatory on the ground floor (flower window) that also catches light from above? What is the workshop for? What is NW of the property? You seem to be relatively free in the back there if there is no development in the NW?
