I had such thoughts once as well. A beautiful driveway like on TV, an avenue with trees and sculptures, water features, and servants waiting at the entrance to take the car to park it in the underground garage. Just kidding.

However, we were quite clearly told that the garage must be as close as possible to the public traffic area. Just google "Ruhebereich" on this topic. Of course, it might vary from state to state. We couldn’t freely decide even within the building window; so the garage is now on the left side of the house for us, originally we had planned it on the right.

Instead of building a small, recessed roof instead of the terrace, I would prefer to extend the main roof further down. This has several advantages: the living space remains brighter, a larger terrace area can be covered - about 3-4m is reasonable; the gutter does not have to make such a complicated bend; the connection of the terrace roof to the house is avoided (which poses problems).

Now I understand your answer!

We are planning the houses without terrace roofing or a recessed roof. Our consultant was open and honest and said that one might like that, but it will be darker in the living area.

I mirrored the pictures. The agony of choice, but I agree with you. An entrance to the east or towards the street definitely has something! But you can only fit the office on the ground floor by enlarging the floor area.

Exactly for that reason, I would extend the main roof... it makes a huge difference - and a covered terrace is worth its weight in gold - (we just had lunch on our [Zumittag] - that only happens for us on some sunny day of the year - and in summer on any other day as well)

Exactly why?

Eating on the terrace works for us on every sunny day too – even without a roof, but with plenty of sun on our faces.

Joking aside: first, one should deal with the layout of the rooms and the placement of the house on the property, then come the important equipment details inside the house. If there is still money left, one can consider adding a roof, although lowering the roof is the most expensive option and not even the nicest, let alone the most practical, because it makes a part of the roof area appear too large and the tilt considerably reduces the light.

We have made some progress with our plans...

What do you think of the following floor plan?

Thank you very much for your feedback/suggestions!

Best regards
