I can never quite make it out, do you like your design now? Do you want to keep it like that? Or do you want to have a second one made?

I mean, on the one hand you’re racking your brains about why it’s so expensive, on the other hand, the rooms downstairs are gigantic – made for giants. 21m² kitchen – and there isn’t even a seating area included. That’s about 20 base cabinets on the plan. What do you actually want to put in the pantry?

20m² hallway. So ask the others – I’m the first here who likes big hallways. But that is quite a lot. And then not even 6m² utility room??? That doesn’t add up. Especially not for 1.4 million.

Otherwise, I find the flat roof fitting, the hipped roof is out of the question. But that’s a matter of taste.

Well - done and dusted is indeed a step forward, but unfortunately in the wrong direction.

... sounds to me like communication difficulties that are not so easy to clear up.


Well, then I’ll just annoy you again with my mantra: take the existing basement, which should be good enough for the rooms that are not so important—and after all, it already brings the foundation including all house entries for the part of the house standing above it. In the extension, the basement is then made higher.


In this sense: add the old floor plans as well—let’s see what can be made to haunt my brain.

In the spirit of the Bremen Town Musicians: we can find something better than the botch-up anywhere ... (and the lawyer who dissolves the architect contract will be found as well).

Here is the final plan of the ground floor. I already posted the upper floor plan this morning.....

I still have to find the old floor plans later if I’m supposed to post them again. I don’t have them accessible at work right now.....

There was discussion about reducing the area by shrinking the building from the left in order to accommodate the indeed much too large kitchen. The hallway also seems too big to us. The problem with the planning was

that the staircase could no longer really be moved without the room layout upstairs collapsing.

And so, during the planning process, one thing led to another.....

To do justice to those involved, I have to say that we also have many wishes like the distance between sofa and TV wall, kitchen facing the street, etc.





The thing is this! Until a week ago, we had a developed design that suited us wonderfully. The compromises were manageable for us and we were optimistic. Then, AFTER we say, this is final for us and can be passed on for execution planning, it turns out that the budget is far exceeded and that the project in this form cannot be realized structurally. I think it would have been appropriate if the obstacles had been mentioned during the course of the numerous conversations......

Now that we know the budget will not be met, of course we start analyzing and question the too large areas....

The situation as it has developed is completely new to us for two days and must first be processed.

Planning setbacks are annoying but common. We know that too.

No idea if the orientation and the open kitchen suit you, but architecturally really nice... Structurally, something would definitely have to be simplified.

By the way: We also do glass partitions in front of stairs; they can be frameless but really expensive. All VSG glass etc...

Does the staircase have to be straight or can it also be quarter turning?

I would find anything other than a straight staircase or a landing staircase unacceptable for a house of this size. If a house with 220m² fails because of that, something is wrong with the design. I don't even mean this for aesthetic reasons, but for ergonomic ones.
