Floor plan draft for a 220m² single-family house

We have not dealt deeply with the detailed planning of the bathrooms yet. As it was drawn in the last draft before the major changes, we basically liked it. But to go too deep into this now, when everything is still uncertain... we first need to have a finished room program and then - of course - simulate the daily routine.



You also have to be realistic. I can also imagine a house for 1.6 million. But now we have to bring together the settings for quality of equipment, area, and our numerous wish requirements within the available budget. And it won't fail because of a few meters to the sink in the children's bathroom.



3m² for two people? There will always be only one person in the laundry room anyway. We currently have a washing machine, dryer, and Nibe F750 heat pump plus a wall shelf in a 4m² room. That is no luxury and you can’t iron there. But even that works.

It would never occur to me in my dreams to iron in some secluded place, e.g. a utility room like a basement or laundry room. Both my husband and I enjoy watching TV while doing it.

The living room looks a bit cramped. I suspect that from wall to wall we are far from 6.20m in the vertical.



Interesting ideas. Not bad. We don’t like the bedroom facing the street. The utility room should be upstairs, not on the ground floor. That was my wife’s wish. Before putting it on the ground floor, the basement would be the preferred alternative. But at the moment, I still believe the initial draft can be managed.

Unfortunately, I was not able to print the floor plans or enlarge them enough to see the measurements. I would have been interested in the distance between sofa and TV. The speakers also need to be behind the sofa at a proper distance.

Overall, not a bad design. I will now also study it carefully. But on the ground floor I like the living and dining area in the old layout better than the “corner solution,” even though you can probably remove one wall there... thinking outside the box is still good.

My wife says she does want to iron there but doesn’t want a sink. She wants to take care of that in the children’s bathroom.

My design was purely a spatial concept and nothing more. How the dimensions will turn out is another matter. You have to draw it precisely then. This was only about the layout of the rooms.

Ok. The balcony on the right is out of the question. The A4 is a few hundred meters away there, and with unfavorable wind conditions you can easily hear noise from it. We also wanted to avoid bedrooms facing that direction.

We will now first try to bring the existing draft to a conclusion. We might reconsider the beams later.

I would also be among those who would iron in the utility room. In the subjunctive because I am currently in the comfortable position that [Schwimu] irons for us.

But I like the idea of being able to watch TV while doing that. So I am making a note: TV connection for the utility room! You can hang a flat screen on the wall to save space.
