On which of these floor plans can we continue to build?

10x9m um, have I already suggested this here...? Musterhaus Köln from Streif Haus house also has approximately these dimensions (without garage). A tendentially impractical but extravagant floor plan that clearly stands out from the standard.

It is the basis for our house, only that we extended it by 2m in depth to achieve a bit more practicality.

We’re not complaining. One sees this, another that flaw... No home builder is reinventing houses from scratch.
What surprises me now is that you post numerous designs from the internet here. Why do you do that?
If you have already fixed your dimensions so firmly, then there must somehow be an idea for the interior as well. It makes a difference whether I do home office facing the courtyard or facing the garden. Something must be moving inside of you, right?
Or the kitchen?
I have also given you some tips over time, but I bet you haven’t done anything yet. Not even drawing yourself! Then you get a feeling that you still don’t have/haven’t got.

For what? There are hardly any who cling and hold on to the exterior walls as much as you do.
And each one of these designs has something that triggers something in one or another. You also have to see yourself somewhere, whether the kitchen is enough in one or the hallway not enough in another.



Precisely not.
If you take some width from the kitchen, then also in the living room. It doesn’t work anywhere else, because everything shifts so that the doors work again.
And what happens then to the estimated 6.30 or 6.50?
Even smaller. And draw realistic furniture in there. Then you’ll see it hardly works anymore. You have barely 3 meters to the TV there, but have you even thought about 3 point something, whether that’s enough?
The marked sofa in the meantime is youth room size.

Do you want a Flair 125 now? But it only fits without an office...

If you like the Solito floor plan and the Flotte floor plan, then go to your BT and show him both: that’s a good basis to get a decent design.

Because one thing I know:

The only one who complains about every design here is you or your wife.

P.S. With all love for Danwood and co: keep in mind that you will not have a transparent wooden staircase.

Tell me: what did you write? The new floor plan is currently being drawn, and you are still looking for ideas by continuing to browse and post? How crazy is that? How about taking some time off: run 10 km or get drunk. Or both. Imagine the garden a bit. Google carports. But don’t do anything related to floor plans. Put everything aside for a while!

Misunderstood. I can already recognize the advantages of the rotated house.


House providers mostly don’t include those, except for the exterior dimensions.
And these floor plans can then be put into a program, shown at the specified size, and used as a basis.


Sorry, I really read the numbers wrong there.
Still, I was able to reduce the floor plan to 10 meters width and cannot see what should not work about that.


By now we have so many, which one of them?
Every floor plan has been looked at and somewhere there was always something.
The floor plan shown here from BT is the "violated" Signus from KH.
The Signus is actually 10.23 meters wide and has a straight staircase (with 14 steps). Taking away 23 cm in width still went, but behind the stairs (the hallway is supposed to be closed, so a wall must be there) there were only 2.9 meters left. Some rightly criticized that as tight. Then one step of the staircase was removed in length and placed into the landing. Thus the hallway had to be a bit wider and accordingly the adjacent rooms became narrower again.
Something "small" is always changed at the staircase, which then shows consequences in the rooms.

That’s really good. And every objection makes me think and in parts the floor plan was adjusted accordingly, which led to renewed objections.


To be honest: I don’t care whether I look at the garden or the courtyard when working. More important to me is that I have a sideways view into the depth and that no one can look over my shoulder while passing by during work.
Honestly, I am running out of ideas and when I look at all the floor plans from the architect, I ask myself why we didn’t simply take this or that one.
So far, the topic has repeatedly been about storage space. Do you need it or not? If you plan a separate room for this, then it still has to be somehow squeezed in.


I did that multiple times… really, but apparently I have no eye for it.


If you have a 16 meter wide plot, then it is obvious to optimally use this width.
What if the building window was only 10 meters deep?

My wife actually said last night that if I think the house would be better if rotated and the floor plan then better, then we can do it that way.
Unfortunately, I didn’t find the floor plans with a longer house (8x11.25) convincing so far. Mostly the children’s rooms were only about 13 m².
And honestly: we have been planning with 10x9 for many weeks now and at some point we should also be done and now we come up with a completely different variant again? And for this idea the architect should also think again?


Yes, we are waiting again.
And we want to be finished at some point. That is why my thought is to present the architect alternatively something that we actually want to do.

Basically, the original poster is satisfied neither with the property nor with the size of the house. Neither is sufficient for their wishes. I have not yet read a sensible answer as to why they absolutely want to build.

In principle, I see the desired house size here at about 170m² and a garden of at least 550 to 800m². In my opinion, the BT offer is not something for you. I would keep looking. Easy to say, I know.

I also find the whole property slightly overpriced. Half a million for that little land and the rather average hut (the construction quality has not convinced me so far either), one does wonder if it is worth it.

The plot has a great location! The infrastructure is excellent and yet it is rather on the outskirts of the city. Around it there is a recreational area with a lake, and the Rhine is not far away either. It is very difficult to find a plot with an almost southern orientation here. The few that are offered are mostly east- or north-facing plots. Well, half a million might be it with all the additional costs and purchases we still have. The house is supposed to cost just over 400 (including electric blinds, tiles, and about 50 m² of outdoor paving), plus ancillary costs you’re at almost 450. Then there’s more for the interior finishing, the outdoor facilities, the construction supervisor, and various purchases. And I don’t find a good 400 exaggerated if the plot might be worth 120-140. Unfortunately, we come from a region where building is probably more expensive than elsewhere. Of course, there are also more expensive regions in Germany.
