Floor plan draft for a 220m² single-family house

The house that was planned and liked was technically too complex or not really feasible, as was conveyed here. We then tried to simplify it technically. But we don't really like a less intricate house with a flat roof. If at all, then only with the massive roof overhang, which cannot be built at all.....

I have already tried to take the tips here. But with all the danger and criticism points regarding the originally already approved planning, we deviated from that. I find nothing worse than "Bauhaus" houses that look like a cube. No color scheme in the plaster paint helps either.

Always remember, this is a forum, surely some people here have knowledge, but what is buildable or not, I would personally not let just anyone from a forum decide, but the architect.

That did not come across to me either.
This nowadays minimalist Bauhaus style has some visible characteristics, e.g. elongated facades with double garage, interior walls without unnecessary corners, straight lines.
Also the still mentioned open detail planning suggested that it should be like that, but possibly 20/30cm less or more, full-surface or differently arranged.
One thought you were irritated by the roof...
Not least, one must say that you cannot just (often mentioned by ) take any design for both styles. "Can" is in quotation marks because nowadays, unfortunately, style and culture simply do not matter to most builders, as they simply have no interest in it. And so some Bauhaus houses come into being with hip roofs and lavender-colored walls.

He himself said in the end that it is not buildable or only buildable with massive changes that significantly alter the character of the originally approved design.

We had tried that. But it turned out that the visualization no longer matched the architect’s visualization afterwards. I recall, for example, the massive "block" below the left upper floor window. I had posted a picture comparison somewhere here. Also, after the reduction, the dimensions of the bay window—which was never really preferred anyway—no longer matched. Everything no longer looked Bauhaus-like elongated but rather like a previous design had been squeezed together.



However, the planners partly proceed purely functionally. In our case, at least, there is no discussion about styles etc. but purely about our liking, preferences, etc.

In addition, the statements regarding pre-programmed problems with thermal bridges etc. really scared me.

I can only agree with Winnetou78. 800,000 EUR for a city villa with a hipped roof is an unreasonable price. Who is pressuring you to finalize the planning now? I would put the project aside for a few days and then review with some distance whether a very expensive compromise has emerged here. Is this design really what you want? And if you have to sell it, would you get that much money for it? Is this house design worth it?
