Floor plan draft for a 220m² single-family house

I would still get 2 counteroffers with the finished draft. The house is big, but there are no 5 bathrooms or anything like that. I definitely don’t see the 800K. You?

The 2,000 € (including proper burglary protection according to the general contractor, rather 4,000 €) is not the problem. But if you don’t want to look at the steel door to the garage from the wardrobe/hallway, you at least need a small partition wall next to the garage entrance. On the other hand, if you did without this construction, you would have a nice large wardrobe. That was the basic idea.



I can well imagine that too. There could have been 10 m² somewhere. Maybe there was a lack of courage to start from scratch again. But I think now it’s too late for that. We just don’t feel like starting all over again.



In what way? The basement is the only thing that is not 100% fixed yet. An alternative with an even smaller partial basement is currently being calculated (under the stairs instead of above the stairs). That would mean giving up the hobby room and having only a minimalist guest room. That would not be a problem. Whether it becomes necessary from a cost perspective, we will see then.



We’re on it. Waiting for callbacks in three cases for two days now. Apparently, business is going so well in the industry that they don’t even bother to show an average level of commitment here.

I imagine there was once a floor-to-ceiling window in the corner that one could have stepped out of.

Yes, that was it. However, it was not designed that way at our request. We had expressed the desire for a corner window and then intervened to make corrections when it became a patio door....

We are approaching the end of the planning phase. Today I received the following (see attachments).

Overall, we should be almost at the goal. However, I would like to discuss the following points.

KG: is okay so far, I think

EG: 1) I really don’t like the shaft for the drainage of the shower in the kitchen. It takes away the option to place a normal kitchen table next to the corner window. Only a bar where two people can sit is possible, which I don’t think is good. The drainage can surely be solved differently. The furnishing with the cabinets was just drawn in like that, it was not done at our request.

It was also actually agreed for the kitchen that a window facing the street would be installed, not so high but flatter and wider. Maybe we will still have that changed.

2) Otherwise, what bothers us on the ground floor are the floor-to-ceiling windows in the corridor (partly) – at least in the WC. Of course, they can be frosted, but somehow that contradicts our comfort, I don’t know. In the last conversation with the architect, we visualized small windows, but that didn’t look very nice on the facade. Maybe someone still has an idea…. especially the WC window bothers us quite a lot, as I said.

3) The small indicated wall next to the garage entrance can also be removed if the door is properly clad and you don’t see a metal door but something that looks residential.

OG: 4) The window arrangement on the facade front was changed. That doesn’t bother me that much, but I have been thinking whether the center room of the children’s rooms is necessary. It doesn’t look very appealing in the interior visualization, and I don’t know whether it’s necessary for the exterior look. We previously had a completely different window arrangement and actually did not discuss any changes here. I have to ask tomorrow why that was done.

5) For the left children’s room, we are still considering whether the window next to the garage should be omitted because of the risk of burglary. I think it would be a gain in security to omit it. Or to equip it with RC 3 or bars. But does that make sense? I don’t know.

6) We still have to plan the bathrooms. The furnishings, the orientation of showers, WCs, etc. were just drawn in roughly. We want to plan that thoroughly with the sanitary specialist. I’m actually not a fan of these partition walls where the washbasins are attached. Especially in the children’s bathroom that feels a bit tight. And in the children’s bathroom, a bathtub will definitely make sense.

It’s a pity that there are no dimensions. I would have liked to see how much space there is now in the dressing room from cabinet to cabinet.

We are satisfied so far.

What I repeatedly notice is that the washing machine is practically right next to the bed. I can't imagine that you don't hear it through the wall. I always thought it was never on when you're lying in bed. But that's not the case.
