I fear that, budget-wise, more than one roller shutter automation will not be possible.

So that would be someone who is paid purely for their consulting service?

If you want and can afford more later, early planning saves money. Before the plaster goes on, it is easier to lay an extra cable next to it. Planning, consulting on procurement, and if necessary, instructing or supporting the mastermind.

A one-stop solution wouldn't be bad either. That would include the planning.

I think we are now at the point of looking for a partner for plumbing and one for electrical work.

By the way, demolition work starts today. On this occasion, we noticed again this morning that you probably don't really get much morning sun through the kitchen bay, as a large tree on the neighboring property prevents this – at least for the time being.

Nevertheless, we will probably leave it as it is. I am always enthusiastic about the current floor plan and the building as such.

Shows that your V. cannot replace the visit to the property, which one should increasingly do during the planning phase and make an effort to see how this or that will directly take effect.

Even though you write that you spend all day dealing with the house, I am confused.
I could read somewhere that numbers, e.g. for the flooring, are specified for you. Have you ever been to stores yourselves to look for tiles or parquet?
Or have you juggled the numbers yourself? That should never be taken away from you.

Personally, I also find discussions about 20 cm more or less at 5.80 or 6.10 m depth of a living room a complete waste of time: there the living and dining areas are arranged symmetrically, so the depths change again anyway. Since it is only about the TV distance problem, which depends on the size of the TV and personal perception anyway, one has to say: that all changes over time!

A bit less theory, a bit more closeness to the house would be appropriate.

I think it’s great that you have a large budget for the house. And it will certainly be a great house!

But is it really sensible to plan every annual liquid possibility (20,000) into the house financing?
Even if your salaries _in theory_ can handle it – why do you tie yourselves up so tightly?

A bit more composure would do the house good: things always turn out differently than planned.

Regarding the thread: unfortunately, I don’t even know anymore which plan it is about [emoji28]
Then I suddenly read about a completely new house (hip roof instead of flat), which is confusing.
Maybe a new thread with a link wouldn’t be a bad idea?

No, that's true. Still, we find the design so perfect that we do not want to eliminate the bay window because of that.



Yes, I went to a specialist dealer, spent 1.5 hours getting advice and exchanging ideas, and then gave a new value for the calculation.



"Only" I don't know. We also want a very generous living and dining area. If in the end we still had to worry that it would be as large as in our 145m² rental apartment, we would be doing something wrong. But now it fits as well.



If you don’t want to start all over again, then there’s no alternative. However, I also see no problem in commissioning the odd thing later, e.g., basement doors, floor coverings in the basement, etc. — if that is even necessary. Since we expect cash inflows every year that far exceed the repayment requirement, it would simply be a shame to plan and build something and then say after a short time, ah, this and that is missing, we should have taken that... then the liquidity gained until then is no longer of any use if it concerns irretrievable things.



What do you mean by that?

My wife didn’t really want the flat roof, and we can both live very well with the low hipped roof. It also suits the house better from the front. From the back, I would say it’s neutral compared to the flat roof. See attachment.



When we soon have the "final," where furniture, bathrooms etc. are planned somewhat realistically, I can do that. Now I don’t think it makes sense because otherwise we’ll have the same starting point in two weeks as now.

With that attitude you can become poor very quickly. I have no idea what figures you are currently calculating with (this is all too confusing for me here now), but just think about how much more it costs you if you pay only €2,000 extra per trade than originally planned – because you only build once.

In my opinion, a €2,000 surcharge is not enough for, for example, smooth interior plaster. Nor for various electrical gadgets. Then in a few months you will prefer the more expensive doors... You’ll also need some new furniture and here and there an extra gadget for the kitchen and a bit more over there... this can go on indefinitely. Unfortunately.
