How do you find this floor plan?

Good morning,

I have changed the stairs again! This way there is space for a computer/work area on the upper floor and the hallway on the ground floor feels much bigger! With a built-in closet, you could create a lot of storage space under the stairs...

Hello, we are starting to build this year. Regarding your floor plan, I find it good so far but personally, the kitchen would be too small for me. Although I have to say that I (we) do not like a dining area in the living room. We are all "kitchen kids" (probably because of the generation;))

yes, unfortunately the kitchen is not that big! We (friends help us) have already played through how it would look if you turn the stairs and widen the kitchen, but then the upper floor becomes completely inconsistent. But if a solution could be found there?
Otherwise, we are wondering whether we should visually separate the dining area from the living area with a large passage. We have been advised that it is quite long...

I find the floor plan nice and simple.

Did I overlook it or what are the cardinal directions on the plan? I assume south is at the bottom, then I don't like the room arrangement on the upper floor. For me, children's rooms should always be on the south side because they also spend time there during the day. A closet would fit better in the north.

I find the entrance area very large. Pleasant and nice, but also costly. Open under the stairs?

No basement? On the ground floor I would miss storage space (vacuum cleaner, broom, drink crates, tools, ironing board, ...)

I find the living/dining room very elongated, definitely try furnishing!

Is the heating going to fit in this small area? A friend also has geothermal heat and in her 3.5 m² technical room it is extremely tight (many pipes!). Compared to the size of the WC, that doesn't seem okay to me for your plan.

Is there a shower option on the ground floor? I would at least pre-plan a connection in case it becomes necessary.

In my own plan, I like to have technical room, utility room, kitchen, bathrooms, etc., as close to each other as possible. Not only to save on piping but also so I don't have to wait so long for hot water.

I would also consider whether you want a separate WC on the upper floor. We are considering whether to have a separate children's bathroom.

Good morning,

Personally, there are a few things about this floor plan that would bother me:

- Why do you have two entrances to the bathroom? I imagine that could be quite problematic, surely you don’t have to go through the hallway to get to the bathroom in the mornings, but:
Both doors to the bathroom always have to be locked, you will often stand in front of a locked door in the mornings because the kids forgot to unlock it again. Or you have guests who forget to lock the second door, which can lead to embarrassing situations if you suddenly walk in. Also, you lose a lot of usable space.

- The dressing room will be a rather narrow, dark space once there are wardrobes/shelves on both sides. I don’t find it to be a nice passage into a bedroom.

- On the ground floor, the utility room and guest WC seem quite large to me, whereas the boiler room and the kitchen (not much bigger than the utility room) seem rather small.

What if you put the stairs on the opposite (outer) wall? I would place the staircase to the left of the entrance door (viewed from the hallway). A wardrobe could then be integrated under the stairs. That might also allow you to widen the kitchen by a few centimeters and possibly create a pantry in the spot where the stairs are currently located.

Upstairs, you could do without the child/dressing nook and create direct access to the master bedroom.
The path from the bedroom to the bathroom would then be very short as well.
Between the dressing room and the bedroom, I would not install a door but just keep an open passage. That is still separated enough not to wake your partner in the morning with light or noise.

Brilliant!!! True, we are so stupid! This is the perfect location for the stairs! That we (there were 4(!) people looking at the plan) didn’t come up with it! This also brings so much to the upper floor! I just drew it immediately! THANK YOU!!

The walk-in closet is gone now, but bed and huge wardrobe still fit in the bedroom. So better no walk-in closet and instead great big kids’ rooms! Once they’re out of the house, you can still swap (and then close the door to the bathroom). Instead, there is now a work corner with a south-facing window, which you could even partly divide with a shelf! And a storage room!!

I don’t see any problem with the bathroom having two accesses! This is the family bathroom! At home, we never locked the door (if someone was sitting on the toilet, you just went back out) and I hope my kids will be similarly uncomplicated! On top of that, there is a niche planned for the toilet that is not directly visible! If it does become a problem, you can always close one door permanently. Until then, we’ll use the second access!

Oh yeah, about the utility room, surely a lot still needs to go in there (distribution boxes, water pipes and probably only the pump in the niche). Depending on how the architect assesses it, we’ll see!
