Dear all,
progress is being made.
The building application has been submitted. Likewise, the demolition permit and the application for the misuse of residential space (Berlin, after all). Now we must wait.
By the way, I have now bitten the bullet and commissioned both the increase in living space (12.8m² vs. original offer, approx. 6m² vs. last draft) and ceiling heights (raising the ground floor by half a row of bricks to achieve at least 265 clear ceiling height).
The area enlargement is across the entire house depth, as the bay window would have become significantly more expensive (sorry ). I mainly wanted to help the children's rooms, as especially the middle one had turned out very small and the other two also had quite limited usable space. It also helps the kitchen a little.
Furthermore, the general contractor has finally commented on the crediting of the window services. And I think it’s a positive surprise:
-22,300 EUR (for 17 windows, 6 of which are floor-to-ceiling).
What do you think? Surely you can also find something elsewhere with that and especially fulfill the desire for higher (than 225) windows...
I am naturally particularly interested in the opinion of .
Attached is the updated floor plan from the architect, as it is also in the building application.
Please note that the furnishing and especially the kitchen are only from the architect; we now have a different . The staircase might still be rotated to create a bit more space in the entrance area. I am still discussing this with my partner, who prefers it as in the draft.
For comparison: old draft from the architect with views (which have not changed significantly, stairwell window will be a bit smaller) and site plan (house is accordingly a bit wider (as seen from the street)).
