Oh, that’s not what I meant at all, but rather that my GÜ initially issued me an offer with a net amount, but didn’t include that. So I first submitted a too low amount to the BAFA. Then I sent a follow-up email where I described the mistake and asked for correction. Apparently, it was received and handled as requested. So kudos to the BAFA staff! I’m curious because I hope that everything will really be approved then. But that still takes a while until my heating and ventilation are installed...

So, it's time for some critical self-reflection. The second craftsman with whom I apparently trigger something. ( ) Are craftsmen generally rather impulsive, or am I too demanding? I am not aware of any accusation of arrogance or rude behavior in my private life. But what do you think, am I showing signals of being an arrogant snob here, or somehow particularly exhausting? Best regards Tolentino, who currently has no desire to continue building a house (will probably come back).

The GÜ will have his people, right? If he doesn’t like one heating guy, then it will be the next one on his list.



He received a tender from the GÜ, submitted an offer for it, and the GÜ agreed. So there is a contractual level between the GÜ and the heating guy with such and such tasks, meters, and services, i.e. according to plan.


That is not according to plan.



I think you are not well off with a GÜ-build. The turnkey option is usually designed according to plan, standard, and average. The contracts between GÜ and craftsmen offer hardly any leeway, at least none that is profitable to the craftsman. Anyone who wants individual solutions should build freely, not with GÜ or GU.
You don’t pay the heating guy; that is something the client tends to forget with a work contract with the GU.

A craftsman may be good or bad, let’s leave that aside here. But he has specialized. There are companies that reject these GÜ bondage contracts; they can afford to because they are regionally unique, they also offer your missing 20%, but in the end, that’s not what a GU can afford for a house build. Because the client also cares about the end result in the final analysis. And then there are those who do both: free contracts and GÜ contracts. This usually secures their fixed costs through the GÜ contracts.
And there are companies that only work for GUs: little profit, but secure. These companies often cannot offer more than what they provide.

And now you come!

Yes, I am coming to this realization as well; at the time of signing with the GÜ, many things were not yet clear to me. BUT: What I was told before signing was that special requests can always be handled. Arranging addenda or reductions in services would be absolutely no problem. In this specific case, I wanted to specify room temperatures for the heating design. The response was that the calculation and design were already finalized. The calculation was incorrect (no controlled residential ventilation considered, wrong U-values for components). I requested a new one; he said there would be no new one from him since he was actually not commissioned. I asked if he would execute based on a plan commissioned (and paid for) by me -> bam, cooperation ended...

The other case was the demolition contractor (not the GÜ but directly hired by me, though known to the GÜ) who first built the construction road incorrectly and then wanted money for the corrections. However, the specifications were clearly different. Yes, I initially had a different request but also emphasized with this request that in the end the site manager decides how it is done. He then made a drawing and at the very end also smoothed things over with the demolition contractor so that corrections were made and so far no invoice has been issued.

What annoys me a bit is that both just acted without further consultation, even though the matter was specified differently by me. If any uncertainty existed, they could simply have asked. After all, they have all my email and mobile number. But no, they just went ahead. And when I say, wait, that was not agreed upon, they immediately get offended... Could it also be because they are just too complacent? Too many orders, so they no longer have to take care of the individual customer?

I am indeed a meticulous pedant, but my immediate thought about your heating pipe thread was that there are still details where even I would forget to weigh them on a gold scale. By the way, my partner is a trained watchmaker and lives in an apartment with underfloor heating, for which he wouldn’t have asked about the installation plans even if he had been the first occupant. He just complains every year that he has to move a cabinet to get to the meters. How do you even talk to the craftsmen (or do you only email)? – I know the phenomenon of people taking things the wrong way: for me, it’s often because when writing, one doesn’t hear the Berliner accent. Maybe your heating guy has simply developed an allergy to Prenzlauer Berg Swabians.
