I haven’t spoken to the GÜ yet, but does any of you know a good heating guy in the Berlin area?
The GÜ will have his people, right? If he doesn’t like one heating guy, then it will be the next one on his list.
I think he just wants to proceed according to plan
He received a tender from the GÜ, submitted an offer for it, and the GÜ agreed. So there is a contractual level between the GÜ and the heating guy with such and such tasks, meters, and services, i.e. according to plan.
Just need the heating guy’s statement that he will also build according to the design/calculation.
That is not according to plan.
I think it’s rather the heating guy who doesn’t want anyone interfering. He has been installing heat pumps for over 10 years and sees himself as the expert. And then some annoying layman with half-knowledge comes along and tells him how to do it.
His design and execution will also be sufficient for 80% of people. I just want the last 20%, or at least 15%.
He’s not used to that. Unfortunately, when I signed the contract with the GÜ, I wasn’t so well-informed yet, otherwise I would have had that put into the contract. So the calculation isn’t even owed (I only build according to the Energy Saving Ordinance).
I think you are not well off with a GÜ-build. The turnkey option is usually designed according to plan, standard, and average. The contracts between GÜ and craftsmen offer hardly any leeway, at least none that is profitable to the craftsman. Anyone who wants individual solutions should build freely, not with GÜ or GU.
You don’t pay the heating guy; that is something the client tends to forget with a work contract with the GU.
A craftsman may be good or bad, let’s leave that aside here. But he has specialized. There are companies that reject these GÜ bondage contracts; they can afford to because they are regionally unique, they also offer your missing 20%, but in the end, that’s not what a GU can afford for a house build. Because the client also cares about the end result in the final analysis. And then there are those who do both: free contracts and GÜ contracts. This usually secures their fixed costs through the GÜ contracts.
And there are companies that only work for GUs: little profit, but secure. These companies often cannot offer more than what they provide.
