Now attached as I imagine it. With real furniture dimensions – I don’t find it too cramped now... I already asked about swapping the bathtub and washbasin. The washbasin could then move a little more into the corner so you don’t bump into it directly from the entrance. It’s more like 2.40 as drawn, plus another 1.50 with 55 cm depth. That would be sufficient with 250 cm height. Hm, I’m not sure about the height yet. "Nose off" will be asked (since it’s a load-bearing wall thickness-wise. But the short section should probably be possible?) Thanks for the first suggestions. It doesn’t seem to be a total disaster now...? PS: I just realized, the cooktop in front of the window isn’t really smart, is it?

For these conditions (budget and 5 people) I think it is well solved! In your furnished plan, is the 2-seater sofa the same size as the 3-seater sofa?

With you, a corner bench would be suitable at the dining table. This way you would gain a bit more space again and you could make the table longer. Besides, it can look very cozy for you and offer additional storage space if you make it openable.

No, the dimensions are a bit difficult to see, but the 2-seater is 164 and the 3-seater 204 cm. That they appear similarly sized is an optical illusion.



Well, actually this is a TV bench low dresser with drawers (Nordmela). Of course, you could also make a "normal bench" with a flip-up seat, but I find drawers more flexible.
I find corner benches tacky, sorry

What can you say to that? For me, it would be a complete nightmare because I never wanted to live so cramped. Living your entire life just turning around your own axis so you don’t bump into someone or something. Constantly stacking every little fluff in its place because otherwise chaos breaks out immediately. How you want to manage with 3 children and this entrance area is a mystery to me. At least I would still try to rotate the staircase so you don’t fly right over the first step when you come through the front door and the fifth one is already pushing you from behind. However, then it becomes criminal again with the bedroom door on the upper floor – too tight. Otherwise, it’s a standard from the catalog – squeezed together to your size and with additional rooms. The only highlights in the form of the staircase window you want to cut again because of the budget. There’s nothing more to say about that, except maybe that the south elevation is beautified with 3x floor-to-ceiling doors. But that makes no sense in front of the sofa. The question is – will you leave it like that anyway? I wouldn’t plan the kitchen the way you intend either. You’ll really wear yourself out running with shopping bags like that. My conclusion would be: Your wishes are far too big for the plot, the house, and the budget. But there is no alternative. So what? You won’t change your mind anyway.

I like the suggestion, I will inquire about it. Your own contradiction unsettles me. Isn't it like that now with the bathroom door? So why would the bedroom door before the exit be worse than the bathroom door before the exit? I would say the bathroom door is probably used more frequently than the bedroom door. So in doubt, the rotated staircase would then also be more advantageous upstairs? Yes, at least in front of the sofa it still makes sense in that my partner has a lot of plants that need light and she could then place them there. Even if we did not go out through the door... The door at the kitchen is debatable (although then we would lose symmetry again - which I don't care about, but unfortunately my partner does...) Do you have a suggestion? I assume you mean shifting the open side rather upwards on the plan so that the distance is shorter? And yes, otherwise you are right. There are various constraints which together will lead to a less than perfect house. But honestly, until about half a year ago I wasn’t even thinking about building a house. Now this possibility has come up and we are really grateful to even be able to think about building a house. As I said, in the big city you develop completely different demands. Just having a garden at the house is already something great. The waiting lists for allotment gardens, where you sometimes have to drive kilometers, are often just as long.

I feel you. We were also super happy to finally have a plot of land. When we started planning, it turned out that we couldn’t plan the house we envisioned (including the floor plan) because the building envelope is too small for a 12.5 m wide house. We could change the orientation, but combined with the double carport it looks very poor and we lose a lot of garden. Building a house feels like a series of compromises for the average person. Small plots, strict development plans, and high building costs sometimes make building a house a nerve-wracking adventure. there is always the question of what the current living situation is and how one manages it. I haven’t read the entire thread. Therefore, this is partly complaining at a very high level and maybe this floor plan is practical for you – even if not the ideal solution.
