So you can't put anything at the very top, not even paving. No carport, no parking space.
That leaves you, minus 5 meters of parking depth, 8.30 meters width for the house.
So 8.30 x 12, if the gentlemen are generous with the terrace because you plan/need little additional paving.

The question is: can you afford the house?
