Yes, originally it was included in the lump sum price. To be honest, I expected significantly less. Yes, the issue with no longer having everything from a single source and that then the general contractor might blame the trade for a lack of tightness obviously exists. On the other hand, with him each roller shutter costs 800 EUR more and he doesn’t want to make them 232.5 cm high for now. It’s possible that the window manufacturer will do it after all, after all I also received an extra charge for the large stairwell window (1,650 EUR), but I suspect quite a surcharge here as well, with 6 floor-level windows. Also, the general contractor has prepared for the possibility that a retrofitted external box could be installed so that it is roughly flush with the facade, or at least doesn’t have to lie in front of the window glass. You wrote that with monolithic construction this shouldn’t actually be a problem. All these issues led me to ask at all about the possible credit amount. One option has now arisen that we could discuss installing empty external boxes. But I don’t know the surcharge for that yet.

Anyway, my future father-in-law is a window manufacturer. He is now calculating an offer. With materials, we are probably (based on his rough estimate) at about half the amount at a better standard (safety glass, roller shutters already included, lockable handles). Installation would be extra. He’ll have to see about that. Alone with me as a helper, it will probably be too much effort, but he can bring in people who would of course want to be paid. He’s not afraid of possible conflicts regarding warranty. He’s confident that he would do good work. I’m waiting to see how things develop and still awaiting the talks with the window maker and the general contractor.

So dear ones, it continues with diligently picking out trades.
A little update in advance: I will probably really take out the windows and do them with my father-in-law.
In the end, I will get all windows in RC2 in exchange for the credit amount (thus automatically also better sound insulation) with top-mounted roller shutters on the upper floor and venetian blinds on the ground floor.
In the meantime, we also went to the sample selection with the interior door maker and the stair builder.
Surcharge for our requests from the door guy: 1500 EUR. That doesn’t sound like much now, but I would get 2,900 credited for 10 doors. Here too, I would have to get by with about 2/3 of the costs through my father-in-law.
The stair builder almost blew the roof off. He wants almost 4,500 EUR surcharge for our special requests (white lacquered, ash instead of beech, risers)! That is already more than a standard beech stair would cost completely. I had already inquired with another regional stair builder and here the complete stair in white costs between 5 and 6 TEUR, so about 1000 EUR less.
It looks like I have to take one trade after another out of my lump-sum contract right now because otherwise the surcharges will make me poor.
What do you think I should pay particular attention to going forward, especially with regard to warranty transfers, interfaces, etc.?
So topics like which trade is actually responsible for certain tasks as standard, such as silicone/acrylic joints, seals, connections?

Interesting update: The housing office, which decides on the application for misuse of purpose, called me after I returned a permit about it. Since I am not yet the official owner in the land register, I cannot be the applicant, or rather, I need a power of attorney from the owner registered in the land register. I had actually thought (and also clarified with the notary) that the construction preparation power of attorney in the notarial sales contract would be sufficient for this. The housing office is being uncooperative. So I have to obtain another power of attorney. Due to the planned subdivision of the property, it gets even more complicated because, in the external relationship, only one of the new owners can assume the obligation to create replacement housing. This is actually already given by the new construction projects, but one also submits to a maximum rent. This means that if during the construction phase, for whatever reason, it becomes necessary to rent out the new building after completion, it can only be done with a rent price cap. Last glimmer of hope: The bungalow might not meet the current minimum criteria for living space.. Then the whole application would be void. I am going to take photos and measure ceiling height today...

It's hard to believe, but we even export our bureaucracy to more countries than our cars *LOL*

Believe me; after several stays abroad, I love our bureaucracy, even if that may sound almost perverse and I still often get annoyed here. Elsewhere, they have perfected it to the point of self-destruction, compared to that we in Germany are orphans.
