North-West Facing Plot - Tips

From experiences with several of our own single-family houses/bungalows, by the 4th and thus last house, we completely went for a north-facing terrace and thus also the living room. This was also somewhat determined by the property. Never again living room and terrace facing south or west! Look at such properties in the current heat. No one is on the terrace and everyone is in the dark room.

I have indeed already posted the site plan, but in the same forum regarding a different question. That is correct. But is that a problem? The other topic had nothing to do with this one.

So my concerns, to be a bit more concrete, are as follows. The plot has the mentioned northwest orientation (I call this the main garden). Regardless of that, I have imagined the house so that everything faces this direction (= large garden part). Kitchen, living room, main bedroom, terrace, etc. In this direction, there are also no immediate neighbors, and there is enough space. Since the house already takes up a lot of space in width, there would be only little space for the terrace on the left side of the house, plus the neighbors border directly there.

Now I was at the general contractor (GU) and to my surprise, he wanted to completely dismiss my idea right away and orient almost everything to the left (i.e. away from the main garden). Terrace, large balcony, living room, and so on.

When I think of my living idea, I do not like that at all. However, at the same time, I have no experience with the real impact of the cardinal directions and my situation in the main garden.

So the question arises for me, what consequences I have to expect if I stick to my plan.

You have to convince yourself of that. But that is completely legitimate. No, no problem. But somehow we have to focus on your "problem." We don't get anywhere with the wooded picture. What is, for example, now your most important orientation in your eyes? Neighbors seem to be everywhere, which is not unnatural. The main garden will be to the north. That does not necessarily have to be the "most important" one. Ultimately, with good architecture, you can place a decent house on almost any lot where the rooms get enough light. You may have to deviate somewhat from the standard grid. For tips, measurements and a room program, i.e. the requirements, are needed. And of course the development plan. Do we know that? Did I miss something?

Everyone is different. I am very happy with my south-facing living room; thanks to the roller blinds and the external shading, it is not dark there even during the day. But in summer, I spend time outside, preferably on our small north terrace (!), and not too often during the day in the living room. You can hardly bear to stay on the large south terrace in the height of summer. In winter, on the other hand, I am often in the living room during the day, and the south orientation is absolutely great there, with large windows everywhere.

As I said, it's a very individual matter and, of course, also depends on the details of the plot.

ypg, thank you very much. I have now added more pictures. Once the development plan (155m2 footprint, 2 full floors) and also another current Google Earth image.

I would describe our planned room program as follows:

Ground floor:

    [*]Large open space consisting of kitchen, living room, dining area
    [*]Utility room
    [*]WC
    [*]Hallway/ stairs, etc.
    [*]Granny flat: It is very important to us that the granny flat occupies a non-prominent part of the ground floor (50-60m2). It will only be used occasionally.

Upper floor:

    [*]Master bedroom with separate wardrobe, main bathroom
    [*]Children's room 1
    [*]Children's room 2
    [*]Bathroom
    [*]Reading & playroom

Attic:

    [*]Office 1
    [*]Office 2
    [*]Guest room
    [*]Small bathroom with shower

Basement:

    [*]Hobby & fitness room
    [*]Sauna with anteroom
    [*]Technical room
    [*]Heating room
    [*]Storage room

We are planning with approx. 300m2 total living space.

Since the plot borders directly on the neighbors on the left and only a smaller corridor remains, I did not want to put the everyday focus there. Instead, I prefer the main garden (rear side) as the center.

I hope you can help me better with this information.

Dimensions of the property? And which plan is oriented to north? The map plan or the excerpt from the development plan? Or neither?
