Hello kbt,

Your and your proposals have given me a lot to think about. I spent a long time moving cut-out furniture pieces back and forth on paper. Until it became clear to me that I also need some facts from the project planner: what is possible, what costs what?

Furthermore, I have meanwhile realized that my budget for extras is slimmer than I thought (my original plan was to sell my current apartment and pay for the new one with that. After a lot of puzzling, it turned out that I only need to co-finance 60k to keep my current apartment and generate rental income in the long term). I decided to try to keep my current apartment and therefore have to skimp on extras. The financing is tight until the first rental income.

Of course, I’m trying to incorporate the structural extras already during construction and postpone the nice, more flexible things for later.

Windows: the lower ones in the plan cannot be moved (front view), the upper ones can. Where the terrace is, the window can only be moved a few cm within the terrace area. The window in the bathroom is flexible, as is bedroom 1.

Wall: the idea for the wall arose from the impression that the sofa would stand so openly in the room that it might not be cozy. But the wall is already history.

latest status: yes, I still quite like the latest status. I find the kitchen along the wall too long and would limit the tall cabinets to 3x60 (dishwasher, calcium silicate, built-in oven), without a pantry.

L-shape: I recreated the L-shape as proposed by Yvonne with cut-out furniture. I noticed that I don’t like a maximum-length row so much. An L is also open. Just now I thought that I might also try the L in the corner planning on the right below the utility shaft and left of room 2.

Wall length corner to window upper plan. The rough construction dimensions for the corners to the terrace window upper plane are each 170cm rough construction dimensions to the right and left of the window (I can’t type bedroom on my keyboard. Stupid word...). My sofa is 160cm x 80 and could possibly also stand there against the wall.

Heating: I would like to try underfloor heating. Depending on the extra cost and the associated floor coverings, I would like to do that very much. Alone just to not have to accommodate radiators in the room anymore.

I’ll keep puzzling. I now have a scaled plan at hand on which I can at least estimate some size relationships with a ruler. That already helps.

Dimensions are necessary! I would also make sure that you a) have a wall for a sofa (at least 2 meters) and b) an area opposite where a TV could be placed. Although you don’t have one, the apartment should always remain competitive when selling or renting.

... but was quite glad when the statement "TV-free" came ... because that really makes it more difficult

Or else an island with an approximately 140 cm high wall to the left according to the plan, so that it’s not really an island, but the kitchen is visually somewhat separated and still allows for a TV option.

just quickly here (I'm rushing to work): a dimensioned plan, to scale. Unfortunately, not all distances are dimensioned. Pff, numpties. But at least you can now measure. The interesting distance top left corner of the plan - start of the terrace window is 170 in rough construction measure. On the other side top right of the plan as well.

About the plan: the kitchen was a quick idea from the project planner during our conversation. That is why such a very deep pantry cupboard is drawn there. I have already discarded the idea, so it is no longer important.
