And regarding swapping the bathroom / bedroom, just ask the [GU] if that is possible. The rooms are almost the same size, so it should not be a problem if the drainage works.

Ask yourself at what height you sit when bathing and what you can still see then - it may be that you have a huge mountain range or a stork’s nest directly in front of the window (whether the view is then nice is another question), but if you build your tub at normal height on the upper floor, you will probably only see the sky from the tub. Possibly think about retreating for reading or something when the children take over the living room... for that, the bedroom might be quite suitable - then you can also enjoy the view a bit. You spend less time in the bathroom than you actually have to use the time there.

I wanted the kitchen/dining/living area to be more open; the staircase and the two doors prevent that and it feels cramped, although everything is nicely open out back. I basically like the idea of putting the staircase on the other side. Sudoku is solvable – I know it, but you will find solutions here. Aha... I’d always have lost that competition; please don’t discriminate against the kid with the dirty sink... those are often the later artists. I understand the idea, a nice gimmick for me but rather a bathtub and 1-2 sinks. More likely a second toilet with a small table in between to put the PC, chess game, or cereal bowls on.

I definitely think the ideas from are worth checking out for you, as well as the suggestion to use a wardrobe instead of more storage space or to remove the direct access from the garage (there it smells like gasoline, oil, etc., I would remove it and it brings advantages INSIDE the house. Even if you don’t come into the house with dry feet, I actually find that widely overrated. Bedroom with a view is better than from the bathroom, absolutely. Then bigger windows in the bedroom so that the view really is there.

I will take pictures of the property and the adjacent garage in the next few days.

The main problem is that I am getting the property relatively cheaply now from the future neighbor on the left side. His garage is about 0.6 meters above my property. There is a gravel-covered gap to his garage on my property, I think it is a drainage pipe in the ground on my property. I want to get a second property from the new neighbor, so I will not start a legal dispute over the 50 cm now, even though they will unfortunately be missing inside my house.

Würfel’s idea is definitely good. Painting the hallway and combining the storage room with a wardrobe is quite cool. The storage room should only store vacuum cleaner, mop, and crates of water and beer.

I don’t really like the idea of reducing the living room in favor of a bigger kitchen. We are 5 people and I want to have enough space in the living room. Currently, I have a rough construction dimension of the dining/kitchen area of 9.8 m by 3.8 m, which is already quite large. The living room is now 4.4 m by 5 m and I think that is pretty good but not large either.

I will also go to kitchen planners to really get an idea of the 3.8 m kitchen width and the door position.

But this staircase on the side is just not good. Because of it, I have these 2 doors and the entrance right in the middle of the kitchen.

Maybe one should consider whether a window facing the street is absolutely necessary from the kitchen. Otherwise, the guest bathroom could be placed there and then the staircase on the left would make more sense.
