Alternative to the flat roof

Which roof shape is suitable: The roof shapes that are allowed. So gable roof, hip roof, shed roof. I would start the planning anew. Let go of the previous plans and start fresh. You have fallen for a house that you are not allowed to build. So a new plan is needed, a new overall concept and not "just" a different roof shape.

How about the allowed 30° gable roof without overhang and with internal drainage? We originally wanted a flat roof as well, but then we decided (for various reasons, the development plan would have allowed it) on the proposed variant (however with 22°) and actually find it even nicer because - at least here in the region - there is not often something like that.

Thanks for the tip! We also simulated it once with a 30° gable roof and internal drainage, see attachment. It doesn’t look that bad at all, but we would prefer to design it even flatter because we don't want to convert the attic, and in our opinion, a flatter roof would suit the style of the house better.

The question would of course also be how far the roof can be removed inward from the exterior wall, that is, how much space one allows for the internal drainage without it immediately being considered a combination of pitched roof and flat roof.

I have also thought about an alternative because flat roofs (except for the garage) are not allowed according to our development plan. What I wonder is whether you can get approval for your flat roof as a large roof terrace and only plan a small upper floor with, for example, a hipped roof (see attachment). As far as I know, a flat roof is no longer considered a flat roof once a railing of about 90-100 cm is installed all around. Then it is considered a roof terrace and would therefore be allowed, provided that the roof required by the development plan is also present.

In my attached design, a shallow hipped roof with about 15° (< pitch angle allowed for us) and a small roof overhang (20 cm) is planned on the 65 sqm upper floor. Above that, there is the 60 sqm L-shaped roof terrace with a built-up "railing".

For us, these are just initial ideas and financially probably not feasible. But maybe it's a good approach to still achieve a fairly modern house with cubic elements and some flat roof character, maybe it can serve as an inspiration
