Bungalow with basement for single-family house with 60m2 office, is it reasonable?

In the meantime, the planning has progressed somewhat. Overall, three possible variants have emerged to integrate the workshop as a heated room. The key question here is which option would be the most sensible for a sloped plot with a 2m incline. The floor plans / 3D views are still in draft form and not fully thought through.

Option 1: Bungalow, basement
+ Basement advantageous for sloped plot
- High investment in usable space
- Two floors

Option 2: Bungalow, all on slab
+ Everything on one floor
+ Probably the cheapest alternative
- Usable space is overall small
- Slab complicated by slope
- Smallest garden area

Option 3: Single-family house on slab. Workshop above garage
+ House can be set closer to building boundary
+ More of a "standard" for better resale value
+ Maximum garden area
+ Better view on upper floor
+ Direct access from office to workshop
- Slab complicated by slope
- Passage from upper floor to workshop may be difficult to realize

Which variant would be the best alternative, especially with regard to the plot? Is variant 3 with passage house -> gable roof garage easily realizable?

What about the other space requirements? Are you single, do you have a partner, or is it about space for a family of four? I would base it on that. Personally, I don’t build a family house if I am single and only have office and hobby in mind. I would reject option 2 because of the complicated construction (and the stupid elongated floor plan).

The space requirements are considered for two adults with a (future) child. The floor plan/rooms are not yet fully thought out. The main question for me is whether, in relation to the plot, a basement bungalow or a normal 1.5-story single-family house is the better choice. I tend to lean against option 3, as more is invested in living space rather than usable space. A workshop in the basement and a sloping plot speak more in favor of option 1.

Variant 1 has potential if the basement [UG] were furnished with living spaces a bit more thoughtfully.

Currently, turnkey new construction projects are being quoted at around 3500 euros. The 2.5k is probably no longer sustainable today if everything is outsourced... just as a note.

If then variant 3. Is effectively the extension of variant 2. The problem with the basement and electronics (remember that with my father) ... is that the basement is not developed as a living basement, it can happen that you get a slightly damp climate. My father always has slight rust dust in his muff room/PC room in the basement. He always has to work with dehumidifiers. In addition, the laundry room tends to be moved downward as well. Electronics don’t like that so much, especially with additional rainy weather outside.
