You should write down the items in more detail and list exactly what is hidden where. And especially important: write down the items that are not included (Malerarbeiten, Sanitär, Küche) and also factor in these items. In addition, you should also extract the items you have already paid for your own overview.

I am always grateful when architects reasonably calculate the possible costs. But the above seems to me far beyond the target, especially since the sanitary equipment (what does that mean in this context, high quality?) as well as development costs are not yet included in the price.

Provider timber frame is not the same as provider timber frame, therefore I assume here good standard, i.e. higher construction costs than usual in the north. Accordingly, the building project might incur the following peak costs in my opinion:

Single-family house with 188 sqm and KfW 70: TEUR 340 (incl. renewable energies + architecture costs)
Additional building costs: TEUR 40 (notary costs are included here; negligible since you own the land)
Painting work & floor coverings in EL: TEUR 20
Outdoor facilities in EL: TEUR 10 (only the essentials — can become a barrel without a bottom; but usually developed over years)
Reserve for extras: TEUR 10

All in: TEUR 420

Final remark: the above cost breakdown of your architect cannot be assessed as is, because you have compressed too much.

We are overall satisfied with our architect. He is currently starting his own business, previously worked in an architecture firm, and also has a practical background. We are approximately the 3rd house he is planning. Of course, we are somewhat uncertain whether a lack of experience regarding costs and also construction execution/supervision is a disadvantage. But it certainly won’t be 48k.
