Fundamental question: Acquire land as a reserve?

I understand that it won't be easy. But can we maybe briefly discuss the fundamental question again? Is it even sensible to buy another piece of land in advance when you don't yet know if or when you might build on it?

On the one hand, I am quite satisfied with my current situation, but I already see from a long-term perspective that I won't live here for the rest of my life, because this arrangement only works as long as my parents are doing well. I hope that continues for a long time, but no one can know that.

My question seems to interest very few people here. Am I the only one who comes up with such an idea? That alone can already be an indication that my idea is not particularly good...

If you have the money left over to buy the plot of land, that could be an option. But there are also the additional purchase costs, and the plot will only generate costs in the coming years but not a single cent of income. Oh yes, if you have to go to the bank, it of course works out even worse...

Whether you can even break even with a sale in a few years is also doubtful. Whether you will even still live in Berlin in a few years, maybe also...

I wouldn’t buy a plot of land in advance if I didn’t know exactly what I wanted to do with it (time horizon 5 years). Exception: purchase in a good, prosperous area – but that is ruled out given your wishes. At least not for under €200 per square meter.

Well, very few people here will find themselves in a comparable situation and be able to just buy a plot of land to your criteria next to their own home.

There was also the note that the market might not even provide such a thing.

Is it productive to seek personal contact with the neighbors to achieve a good relationship if you leave the plot fallow for 15 years?

Last but not least, it is speculation to what extent it will pay off financially or is a harebrained idea. It's just a bet.

None of these are reasons why your project should be considered nonsensical, but rather aspects why there is little one can say about it.

Relatives of ours built a house ages ago. In a town of 15,000 inhabitants with slight growth.

At that time, it was the last dead-end street on the outskirts, only built on one side. So house, street, field.

Now, about 15 years ago (roughly 30 years after the house was built), the town designated more building land. Directly opposite, about 100 meters wide in total, estimated for 30 houses spread over two streets.

So directly in the previously unobstructed view.

As is the case in the village, people know each other (and the farmer).

What happened: a neighbor bought a new plot in the area and built on it. The old house was sold.

My relative and another neighbor joined forces and immediately bought a 20-meter deep and 50-meter wide strip opposite their own houses. Today there are two garages for vintage cars and Unimog, the rest is lawn where the neighbor's children kick around.

It could be built on at any time with 2-3 houses, but this is not being done.

In general, I think it's good to take care of a plot of land early on if you assume that it will be more expensive in the future, for example. I don't know how it is in Germany. In Spain, you can simply go to the municipality and look into the land registers there. There you find out who owns which plots of land and can contact the owners.
