For you, 154 sqm correspond to the floor area, for the OP it should be 138^^ sqm.

@oleda & Caspar, thank you very much for your responses.

By the way, it was not about finding out whether 9x10m exactly equals 150 sqm, but whether it does not appear too bulky on the plot. We don’t want a huge garden but also not a huge house; we just came to this size with our floor plan request.

I am now posting the floor plan and hope for conspirative and constructive suggestions. Please also feel free to comment on the staircase topic.

The plot is in a newly developed residential area of the municipality, it is relatively flat, two stories with SD, vPD and ? are allowed to be built. I do not have the building envelope in mind; the setback areas are 3m according to BayBO. The street is located to the south and thus the driveway too, which is why the entrance is on the gable side.

Whether garage or carport is not yet clear; the guest room is intended as a kind of substitute basement room & overnight stay. Is the technical room sufficiently sized for all the technology (gas condensing boiler with solar & ventilation)?

Don’t think you need to worry about the bulkiness of the building - you may blame me, but I think that concern starts in a different price segment ;)
Regarding the floor plan:
Ground floor:
I would remove the wall at the cloakroom.
I would turn the staircase by another quarter turn - the starting step isn’t nice as it is; additionally, this way you can gain more space in the toilet... it doesn’t work very well like this anyway.
The kitchen is far away... but okay - and with the dimensions certainly not suitable for an island -> remove the wall at the cloakroom and move the kitchen wall upwards so the kitchen gains space.
I would remove the stub at the utility room.. better to have a bit more passage space; a staircase is not unattractive like that.
The door opening direction in the office is questionable..
Upper floor:
You certainly won’t fit a bed including 2 nightstands in 3.24 m - at least it will be cramped.
The walk-in closet is unfortunate (you can tell from the furnishing already) - why is there a bush in the room?
Windows in the children’s rooms are unfortunate - furnishing is thus difficult. I am also a bit irritated by the windows that cut the 2 m line...

An outrage what the planner was thinking there! :( First of all: the staircase takes up too much traffic area, a landing staircase is more comfortable and elegant. Kitchen: for the layout with an island you need at least 4.50 m in width. Here you take the 3.12, subtract plaster and kitchen cabinet with a depth of 0.65, leaving 2.42. 2.42 minus 2 x 1 meter passage width leaves a slim 0.42 for the island. Bedroom: wall at the bed is 2.80 up to the dormer. With a bed of gross 2 meters and minimum 60 cm space at the bottom of the plan, at the top of the bed there are barely 20 cm left. The drawn-in cabinets may be shelves, I don't see a cabinet depth of 65-70 cm there. Accordingly, one will not perceive spaciousness in the room as it is shown. But what was your question now?

The cloakroom with 1.18 is not walk-in if there is a wardrobe inside: 1.18 minus 60 remains < 60 cm The hallway is a small arbitrary corridor: in an existing house plan, the front door was simply relocated, the rooms distributed into free spaces, and connected with a winding corridor :(
