: Apartment or house is of course your decision, but if 4-room apartments cost 700K€, I would rather build, even if that then costs almost a million. Both are somewhat irrational anyway, but you have the income to even play along with this gamble.
If the mere amount scares you - which is completely legitimate - then the apartment is of course the better alternative.
Regarding disability insurance just this much: I don’t have additional disability insurance, only what is included through my contributions to the pension fund. The background is that all three of us work with our heads and ergo - as long as the head is not off - we remain employable anyway. For one of us to be declared 100% unable to work, a lot would have to happen. For example, if I were to lose a leg, I would earn the same as now. If I lost an arm, I would have to modify the car and hire a secretary or use special software – after that I would earn just as much as I do now.
To claim disability insurance, however, you have to prove that you earn less (permanently) due to the physical impairment – but if at the end of the year the profit is almost the same or comparable to previous years, they pay nothing.
That’s not to say that self-employed (or employees) shouldn’t insure themselves, but it also doesn’t hurt to ask yourself what kind of coverage is necessary or sensible. Disability insurance is, for me personally, not a holy grail, at most one component of the concept.
