The tax office will probably regard this as a tied transaction and also want real estate transfer tax for the house.

Yes, you can. This is called a property change. However, there is a review and conditions that the financing bank must/will offer you.

If you like it that way, I would do it. I don't think the real estate transfer tax should stop you. We have a similar apartment with a 100 sqm roof terrace and would still prefer a house. Especially with children, I find it cozier to be able to park bikes, tricycles, etc. on your own. Income is sufficient, the apartment can be rented out for very good money.

Not the real estate transfer tax itself, but the total costs, which are simply huge. Especially with 3-3.5% interest plus 2% repayment. That is really expensive at the moment.

Perhaps still try to initiate the bank conversation to generally explore the framework conditions. That helps with the next interesting property.
