Well, it doesn't have to be a huge open plan room, but if you want to realize a separate room on the ground floor, the square meters have to come from somewhere. Your remaining 37 sqm including the main route to the upper floor has serious movement restrictions in both the dining and chill areas… … means for example that the table and chair are in front of the stairs. That's right: it will be quite amusing for everyone involved when the freshly showered person squeezes past others to master the stairs. You don't have to build a shower for 10 guests a year. Overall considered: the budget doesn't fit. However, TM is quite cheap… very cheap, as far as I know. Regarding the original floor plan: it is poor to begin with. No one wants to look under a staircase when entering a house – it's simply not the best side. TM has not earned any fame with any floor plan so far.

Lucky, I would say ;)

Here the municipal utilities and their house and yard civil engineer are digging, and only them. They like to use any possibly prepared trench, but still bill their civil engineering services in full ;) So with the basic connection fees you are looking at 30,000+ for 70m, minus the generous discount of 750 EUR if you lay 2 media simultaneously.

In the end, as always, it is a question of warranty. If you prepare the trench and refill it yourself (or a company you hire), the municipal utilities will blame any damage on you.

I can only give a warranty on things that I or a colleague have executed from A to Z ourselves.

For me (also Berlin, but a different supply district/area/whatever) the waterworks no longer wanted to connect directly. Over 15m had to be built with a handover shaft. It had something to do with the transfer of risk.

This could even help the OP here, coordinating etc. Better with a capable civil engineer who installs shafts and conduits and utility providers only go through that.
