What it shows us once again. At best, there is a very, very rough estimate of the costs here. Everything from 13-50kEUR is still possible.

Because even if he is allowed to do it himself. It is not guaranteed that he will find a civil engineer who works for a friend’s price.

I would calculate at least 35,000 EUR for safety.

The catalog of building proposals from Team Massiv seems to me like the result of an accumulating collection of customer houses (which I fundamentally welcome as a principle compared to simply copying the Hebel prefabricated house catalog in its entirety – but one also has to "season" them, which I unfortunately miss). Caution when abbreviating: another regional general contractor would be Tönjes and Meichsner, with whom built her "old" house, and whom I personally find more recommendable. In this respect, we should be careful not to accidentally confuse TM and T&M. Then there would be, for example, Kagebau, who are remembered here rather inconsistently. In comments by the unfortunately now passive , there are also numerous assessments of the recommendability of various owner-managed northern German general contractors, often with an addendum like "they will go out as far as Deekelsen, maybe even to Büttenwarder, but probably no further" – although searching for these comments using the local search function is a bit tedious, it is worth looking for them, since Karsten usually also addressed how their respectability as serious horse traders should be assessed ;-)

Hello everyone,

A little update: we have spoken with a civil engineer and the costs for digging sewer pipes are less dramatic than expected, because there are apparently shafts on the property. As for the other utilities, we are still waiting for feedback from the respective providers.

In addition, we have considered your warnings about the staircase in the all-purpose room, and since we are somewhat reasonable, attached is our new favorite for you to criticize.

The utility room has a lot of useless traffic space due to the bend. I am unsure whether it is even allowed to implement it without a window. Someone else will certainly be able to assess that.

Personally, I don’t like guest WCs where I have to enter and squeeze in front of the sink to close the door before I am graciously allowed to sit on the toilet.

Upstairs, the bedroom seems disproportionately large compared to the children's rooms (children spend more time in their rooms than you do in the bedroom). The door to the bathroom is impractical because it opens directly into the traffic path for Child 2. The bathroom is also larger than the children's rooms, which reflects a wrong priority to me. Reduce the bathroom by the dance floor in the middle, then you each gain 1m² for the children's rooms and can plan the upstairs again in an optimized way (maybe also with smaller bedrooms?).

The utility room does have a window, doesn’t it? But I would definitely leave out the kink and rather place a cupboard in the utility room there. Basically, I don’t think it’s well designed; I wouldn’t make the access to the technical room from the living room. And the bathroom situation can surely be solved better as well. What spontaneously strikes me is the dining area, or rather its absence in the concrete plan. Draw a table and chairs to scale there. Also, a window above the back of the sofa? TV in the middle of the room? Even if this may not be the final furnishing yet... always keep the intended furnishing in mind when planning and draw it in if possible.
