Realistic cost estimate: Single-family house with unfavorable development location

Thank you for your assessment and the contribution to the original topic, which unfortunately is still very relevant. Some civil engineers never got back to us, others are so busy that they didn't even send a quote. One was now estimated at 80,000, but in the meantime we have a construction company and hope that with their help (and a residential civil engineer) we can manage it a bit cheaper and smarter.

Then I can only recommend having the service offered before signing the contract. Otherwise, you will have a nasty surprise in the end. Additional services are never cheap. Rather very expensive.

Has your contractor already planned the location of the house and the garage with you? Your proposal is not exactly optimized.

We are currently working with a draftsman to implement this sensibly :) You need a professional who also actually comes to take a look at it in real life.

The client quickly drew a floor plan by hand, which she actually forbade to upload (she thought it turned out too ugly), but I’m uploading it anyway because it’s only about the general layout of the rooms. The room sizes don't match, but that’s also just what we’re giving the draftsman so she can make something nice out of it. We have now decided on the "hallway without windows" variant on the upper floor. A door with glass in the office is supposed to solve the "problem," which we didn’t really see as a problem in other houses. What do you think about that?

WS = laundry chute (because the long distances for the laundry were rightly pointed out here). WP = heat pump. Washing machine = washing machine. WT = dryer.

I have made some changes to the ground floor. The utility room can still be adjusted with a pantry.

It may be annoying, but 12m² for a children's room is borderline. Especially when you treat yourself to a dressing room with 10m². It also has something to do with the value placed on the children when the room for the wardrobes is almost as big as the rooms in which a 16-year-old lives.

I apologize in advance if I ask questions that have already been answered. I have not followed everything closely. But why do you now have 2 children's rooms?

Can't the guest room also be an office?
