Realistic cost estimate: Single-family house with unfavorable development location

@ The bay windows derive from the Frisian house/captain's house. If we build a "normal" gable roof house, it has to have some twist, otherwise I might accidentally get bored to death... In the floor plan of yours, I really like the large rooms upstairs, but the office downstairs will probably be too tight for a guest bed, and also no shower downstairs, right?

No, from a local provider, but then I guess I have to look through E**haus again :D

@ We're lucky there: chaos all around! On one side multi-family houses, on the other sides single-family houses from the 1960s. But two full floors are not included in the single-family houses.

@ and @ Important points. That the children have to pass by and can't just "sneak around" can be quite practical depending on their character development :D hanghaus, was that a noise problem for you or why did you take on the work?

For understanding: this is not supposed to become a 2-story house, but a Frisian or captain’s house?!
And here you don’t get bored with this house? The central gables plus precise symmetry are probably the most boring thing there can be in architecture. Every gable roof house may break with symmetry, come with highlights, color/pattern plays on the facade, and create tension, only the obedient 3-4 gable house may not.
I see the supposed broken boredom, that is the excitement, rather in the loudness of the house. The open space carries the sound louder upwards than expected, child/ren will sleep badly!


Due to the placement of the staircase and the conversion of the open space into a passageway, there is no privacy on the ground floor there. When visitors come for the kids, it will be annoying for all residents of the house. There is restlessness, quarrel, and trouble programmed in the medium term and it cannot easily be eliminated. That has nothing to do with character formation but simply with disturbing people in their needs, who just want to withdraw in the evening, be it with wine, a face mask, lightly ill or seriously sick. Others then have nothing to see or look for there.

The staircase is longer than the layman wanted and does not fit into the open space?! It’s not nice: if at all, the staircase should connect to a straight intermediate ceiling or not be realized at all. If the stairs are also supposed to be open without risers, then it will become a dusty and hairy kitchen.
By the way: the staircase seems misplaced in this bay, pushed into the corner so that the table also has to be moved. Sightline is unpleasant. This means it looks crooked and wrong at a glance.

Regarding the rest: some measurements are missing. If bottom left shows 3.17 including exterior wall, approx. 2.60 inside dimension is too little space for bed in the bedroom and sofa in the living room, unless it is supposed to be only 2 meters wide. Without paying attention to details, the guest WC is too narrow for shower and toilet together. The storage room is too prominent due to the slanted wall. The hallway is quite big, but where is a sufficient wardrobe for 4 people?
The only exit in the open space to the terrace is by the sofa ... which means only disadvantages, and basically, any furnishing is disturbing there.

Upper floor: due to the roof slopes you will probably not be able to walk next to the double bed, but only crawl over it. How much closet space is planned in that gable? I think that’s the maximum there.
Open space and staircase cutout in the ceiling were mentioned. What is the expensive gable in the open space used for? Where is the office door supposed to go?
Windows on the left side of the plan will probably sit too close to the roof covering; they need more distance from the exterior walls.

I would prefer to see the draft from the general contractor without any "adjustments". Wannabe experts only make house designs more expensive, not prettier, and fears of dullness are unfounded. Any type of house can also be built in an 11ant edition. I raise it to: "their ears are already above the roof" :)

super good, thanks for your input! Yes, it’s supposed to be a Frisian or captain's house. Of course, it’s a matter of taste, but I find a regionally typical style more interesting than "normal" gable roof houses (see attachment, that is my nightmare). Asymmetry is also not an aesthetic value in itself for me. I just quickly sketched the floor plan of the general contractor to roughly illustrate it, because I assume I’m not allowed to simply upload/attach it here. Actually, we would only insert an extra wall in the original and leave the rest as is (and I assume the general contractor won’t make as stupid mistakes as I did with the windows, the staircase drawn the wrong way, or the crib :D). My main topic was actually more the question about the costs and development. For an evaluation of the floor plan, I would then upload the one we coordinated with the general contractor.


How can I upload it here in a way that complies with the forum rules? That would be my preferred way as well. 11ant edition, that sounds exciting :D

Regionally typical is nice if it fits the region (so no Frisian house in the Allgäu). No one here wants to incite you to pogo-asymmetry as a challenge to established aesthetics either. The original, which supposedly differs from the “just quickly traced” one shown here by only an extra wall, is probably of even greater interest to the readers than the draft “after the next review.” The shown SWH Trend 114 is, in any case, a gable roof house, whereas your drawings rather suggest a “city villa” donor design. Floor plan images compliant with forum rules are in image format (.jpg or .png is basically the same), PDFs are rather unpopular with the community, and external links (including to image hosts) are against the rules. It’s no rocket science, just like the 11ant edition of any standard house type. If you are at least as clever as your role models, the Vokuhila Schnuffies, then just send your contact details without obligation by email to the uncle who has the same name as I do here at gmx.de ;-)

I agree with you completely and the captain’s/Frisian house absolutely belongs to the "skyline" here in the far north :D



I had such a hard time uploading it because I don’t want to upload someone else’s "work" without credit, but on the other hand you can also find the floor plans on the provider’s website and if someone is enthusiastic about them here, it can only be advantageous for the general contractor. In any case, we would insert a wall on the left side on the ground floor to separate a study from the common room and leave the rest as is. Now please don’t scold me about the large deviation of mine from the original regarding manufacturing quality and precision :D I hope this does not violate forum rules further here.
