Wow, you are really quick, thank you very much! Then there would also be a utility room added (I have already designed floor plans) and no matter how I turn and twist it, I never actually get below 130m². 3200€ plus additional costs is really sobering, but better than being too optimistic in calculations and ending up bankrupt afterwards, I guess...

Then first ask the civil engineer for the sewage pipe. He should just offer the complete package including backfilling. Then he fills up to 1m below [GOK]. Then the other pipes are gradually laid on top.

Although I have been here for a long time, even still knowing the user who hasn't been seen for far too long, I don't remember a questionnaire from him. I obviously meant THE questionnaire by without which we know as little about the existing plot as about the future inhabitants of the house (the two mullet schnuffies from the avatar picture?).

That would probably be a common size for the classic two-child family in the middle income bracket. And they would probably be helpful to show, but more crucial for the specific question of this thread (given the self-recognized Achilles heel of access road length) would first of all be the plot (please no Santa Claus plot sketch, as far as I know there are online cadasters in all federal states, and Google Earth).

+ Utility room >8sqm Don’t be offended. But from experience, amateur floor plans under 140sqm don’t work, are unbuildable or make little pirouettes where space could be saved because the wish list is so long. Aside from that: 14sqm large rooms are nice, but a clear "wish list" in a time when 12 sqm is still the standard for kids and all, even though there are some for whom nothing works under 16sqm. And that’s exactly why the square doesn’t fit into the circle.
