Realistic cost estimate: Single-family house with unfavorable development location

As I said, it’s not about the garden. We’re talking about a 60m long access road + parking spaces + house entrance. I estimate the road at about 1000 to 1300 per meter including utilities in the simplest construction method. Then the parking spaces and house entrance. I think at least 80k will be gone there, but that can vary a lot regionally.

It's not about having everything finished after 2 weeks, nor about planting a perennial bed somewhere in the corner after 5 years. The money has to come from somewhere, and doing it later simply means a lower repayment. And we're not talking about amounts that you can just save up on the side with €100 per month. You have to factor that in beforehand, otherwise you're just fooling yourself. And you simply need a certain minimum standard, otherwise you'll carry huge amounts of dirt into the house every day and get annoyed that you can only stay inside.

Surely the money has to come from somewhere. But if I now take a private loan or even better finance materials directly at Bauhaus or Hornbach. Then I pay 4-6% interest. Paypal charges 9.99%.
I also have to have the money for the interest, over 3, 4 years that quickly adds up to 1-2 thousand EUR.

So why, if I can also do it gradually without interest?

And this nonsense with the dirt. Yeah well, we were probably clever and had the excavator guy gravel the driveway, parking spaces, and terrace right away.
That cost 1,500 EUR, he was there anyway with the truck and gravelled the foundation. Quite generous even.

I’m not bringing dirt in here. The dirt comes from the unfinished street.

And the garden? The kids just have to wait 2 years. Now in the rental apartment on the main street we also don’t have a garden, it’s not like they terribly miss anything when moving in.

If you have the cash, then it makes sense. But financing at current conditions, just so you have it now and not in 2 years? Nonsense.

How do you come to that conclusion?
If you say you can buy the garage in 5 years, that means you are saving the money until then. But you can also put the amount towards repayment.

And taking the money directly into the main loan... many have made bad deals there. We built for 14 months, some started before us and are still not finished. Then after 12 months, there is quickly another 150,000 EUR at the bank, for which you pay 375 EUR commitment interest without any added value. A gravel lot is enough for the car, paths can be made from Euro pallets, you can get plenty of those anyway. I now have 6 of them in the garden and next week more doors and parquet are coming, again on pallets. Always on credit? No thanks.

Repayment is, in my opinion, massively overrated. The current inflation is already erasing enough. 8.5% more salary by 2024, my wife has similar. So why should I repay more than 3.5%?
