Floor plan house with granny flat - improvement suggestions?

Many thanks for your effort and for this revised drawing taking into account the new information. I have forwarded this drawing to the municipal utilities for review (I hope I was allowed to do so). Since the utility room was planned behind the guest room and can only be accessed through the garage, I am curious what the municipal utilities will say about this. Everything else about the drawing fits so far, except that the guest room is located in front of the main building and that the living room of the main apartment can only be reached through the kitchen. Otherwise, I like the layout of the granny flat - it looks spacious - and also the upper floor, where the parents have their own area. However, it seems to me that the apartment dividing wall on the ground floor has been shifted somewhat further west to the detriment of the main apartment. It would now be very interesting to know how large the living/dining areas are in the main apartment and in the granny flat.

That is just a carport for this exact reason.

That is exactly the idea: to move the guest room downstairs and place it under the carport roof, so that you only pay for 2 roofs in total, the stairs are eliminated, the brother stays with the parents, and you have the entire upper floor for yourselves, etc.

A bitter pill you would have to swallow in this case, yes. Or you fudge your floor plan in there as already said. Unfortunately, I no longer have the latest version in mind.

Those are all things you can rearrange to suit yourself as you like. If you want more space, make the main apartment larger, because making it bigger is always possible. In my example, the house (without the extension) is 12.25 m, of which the granny flat has an internal width of 5.30 m and the main apartment 5.65 m. With 30 cm more you’d be back at the width of #1 and still under the total external measurement of 12.72 m. But the guest room of the granny flat is added instead of that pseudo-double garage. For such details, your architect would then be responsible. We only provide ideas.

So, we have now received a response from the municipal utilities and they agree with the placement of the technical room according to Katja’s drawing. However, additional costs could arise for longer lines.

Here is the complete response:

We can offer you the following option: The multi-utility house entry (MSH – shown in green) will be installed on the rear wall of the guest room in the HAR (Please observe the manufacturer’s specifications during installation) and the hoses for conducting the supply media will be routed to the right under the carport. Alternatively, these could also be routed completely under the guest room. Please also observe the permissible bending radii of the pipes during installation so that we can pull through our supply lines! The supply media are shown schematically in red here.



Since the house connection room is unfortunately not dimensioned in the sketch, I can say very little about the installation of a heat pump.

I would like to point out again the VDE-AR 4100 according to which the connection must be made via the shortest path. The house connection room is located quite far back on the property. Therefore, it may be that the lengths for the supply media included in the offer are not sufficient and the laying per meter of supply line will be somewhat more expensive.

We have also spoken again with the construction company. They were willing to compromise and informed us that we can still make changes to the planning. However, each additional square meter will be charged at a flat rate of €2,000. And if a new building permit needs to be applied for, they would charge us another approx. €1,500 as additional effort.

Now the question, what shall we do? Plan completely anew once more or modify the existing floor plan. We would prefer the second option. You probably the first :-).
We would have an additional buffer of approx. €25K to €30K available that we had not yet factored into the calculation.

Honestly? I would have thought that in the meantime you have asked yourselves exactly _that_ question and answered it. You have received enough input from us regarding designs for both options.
