: the house will work. you would need to enlarge the shower a bit, then even the bathroom is nice (if you want it like that with a corner tub). I would rotate the toilet and place it under the slope.
by the way had the same bathroom. Maybe she can provide you with her old floor plan from TöMei… it is an average solid floor plan, but I think around 150sqm…
Since you don't have big shopping trips every day, but do have a lot of junk, trash and stuff next to washed laundry in this room, the door will probably stay locked… that’s more practical. Besides, there is an obvious entrance door where you can enter the house directly into the hallway as the corridor dictates, and use the WC. Take it as an emergency door with a window and that’s fine.
: the niche in the utility room is good for the technology. You would need measurements and to sketch everything in. Then the front area remains for the utility room space.
: such planned windows are not uncommon in the houses here in the forum. Insta and Pinterest show many such decorated windowsills – so “people” want that too.
: OP does not want a fireplace. Using a bed under the slope wastes valuable sqm. The attic, mind you, does not really have 61sqm!
You have to manage carefully.
: The general contractor should not be worse than Heinz von Heiden, just more regional, so a plus.
For such “unconsidered” floor plans, a forum like this exists after all.

We really had a very similar bathroom. We only had one washbasin, but the toilet was next to it, and in the niche we had storage space for a shelf for towels. There was also space to hide the laundry basket.

Edit: Our floor plan from T&M was the "G 164" from their catalog. The changes we had made were quite specific, so I would rather refer to the catalog house.

No. Helping prospective builders with thoughtless floor plans can certainly be counted among the tasks of a forum community. But a house provider is certainly supposed to afford 2 paid assistants for that and 1. only approach customers with a standard house once the product has reached an appropriate market maturity. Before a standard house makes it into the catalog, it must have successfully passed its general rehearsal, and preferably multiple times. If clumsiness is noticed in the process, it must be eliminated before catalog maturity. There must not be unchecked routing of lines or floor openings without counterparts. Those are the "privilege" of amateur planners, without experience, without training, and with SH3D instead of professional CAD.

You can directly use this NET to take the laundry out to hang it, take out the trash, come in with dirty stuff, quickly rinse something off from outside since there will also be a sink, possibly use it as an exit to the garden and garage.... We have it like that too, and we love it. When we are at home, it is used more than the main entrance.

The path the laundry takes couldn't be longer. I also don't like it when you have to squeeze past the dirty laundry near the cooking pots from the Sunday roast, or when the fresh laundry immediately smells like food or motor oil. I would at least plan a laundry chute from the bathroom.

You can move furniture. I was more concerned about the wall shifts. If you don’t want a fireplace, why does the general contractor include it in the plan?
