Because maybe you have small children who will start school in 3, 4, or 5 years and want to enable the wife to work full-time again???

That easily means 1,200 EUR net for us if my wife can work full time again instead of 50%.

That's where the money will come from in 3, 4 years. Some people here are just so out of touch with reality, man oh man...

This "let them eat cake" mentality here really annoys me a lot too. Not everyone has as much dough as you or wants to get heavily into debt just because they can't wait 2 years for a terrace...

You can put the office on the ground floor if you have a basement. But technology, pantry, and office are simply way too much on the ground floor. Despite 160 sqm, the space in the open-plan area will be tight. You have to set priorities. Just like 4 gables and a central staircase do not make the floor plan any easier. As the very first action, I would put the stairwell into one of the captain’s gables.

Here, very few have enough cash to cover 160 sqm and more. If you save 10 sqm of living space, you can also afford the terrace and driveway that belong to the house. Man, man, always this "You are so rich, look at me, the poor craftsman" mentality.


No, you wrote that you wanted to take a standard house as an example from the GC and then at some point posted the drawing with the dimensions...

I think it’s getting pretty tedious now repeating that 7 rooms are simply cramped if you can’t build on a large scale right away. Mr. Google or another house name won’t change that either.



The priority list and keeping in mind how rooms can serve multiple purposes obviously didn’t work!? Shame.
Wasn’t there a budget mentioned? 500,000€?

To be honest, we had much less money than the OP. And yes, if there is a prospect of wealth later on, you are absolutely right. But it was never really about the terrace or other optional outdoor facilities for me. I tried to make that clear the whole time. The OP’s money goes on development, and that’s why he can happily dream of 7 rooms in castle size. If the budget stays at 500k all in, it will even be only 140 sqm instead of 160. You just can’t do without water, electricity, and telephone. But maybe I’m exaggerating or misjudging the situation. I’m happy to be convinced otherwise.

Anyone who wants to have 4 gables and can afford it should consider the way to the architect. It's hardly possible to have 4 gables any smaller.
